YAY! :D
We got our phone call bright and early this morning!
So Excited.
We're going Tuesday Nov. 25th :)
Gotta brush up on the framewalk checklist. As well as go over the house with a fine tooth comb on Sunday when we visit.
Anyone else who goes through our house and notices something out of the ordinary, please feel free to point it out as I don't know what I should be looking for lol

I even gave them an updated contact list with phone numbers.
I'm never at home so calling my apartment would be useless. I wanted to make sure they caught me on the phone so we don't play phone tag with messages.
They called me at 7:30 this morning on my cell phone. I was a little confused as to who was calling (I never get phone calls when I am getting ready for work)

We got that call too. I am going to try to get in there next Tuesday. This is all very exciting stuff. I have been going by there every few days and the first few houses coming in on Baldwin from Guelph Ave are looking great.

We are closing on the 12th I believe. I'm quite lucky because I drive by Guelph Ave on the way to work so it's usually a last minute decision as I approach that I am going to make the turn and drive by. I see your lot is pretty close to ours. If you want me to stop by your house once a week or so and just have a look at how the exterior is coming along I could do that. Today I noticed a few of the houses are wrapped in plastic like a bio hazard site. I'm going to take some pictures this weekend maybe. It looks kind of cool/scary.

Yea, our lots are pretty close, I just realized that. Sure, when we can't make it up there one weekend, I will keep you in mind to ask to check out our exterior :)

Umm, not exactly. My FIL is an electrician, my BIL is a drywaller/painter/finisher and Josh is a plumber so I was hoping to make it a family outing :) I just don't know if 4 is too many, kwim?

Thank goodness we both have jobs concentrating in the US, and they take 4 days for their Thanksgiving...

Yay! Our framewalk went smoothly yesterday.
We inquired about things we didn't know about and they answered all our questions and then some!
Hmmm Tips for you? Don't be afraid to ask questions!!!
I brought the checklist posted on the other framewalk thread and updated it to apply to our home. I also noted all the changes on our floorplans so when we walked through the house with them I checked that they are in fact changed (Ie. Moved kitchen light over the sink, Moved cable rough ins, made sure our bells were in the correct spots, gas line upgraded, gas line to the back yard is where we wanted it, the hose bib is where we wanted it, We moved the light in the back yard from the side to the middle of the house, made sure that was there, noted all power outlets, switches and vents on the floor plan - just for general knowledge, ect)
Don't be afraid to ask if you can stay around after if you want to look at a couple things (for example if you do want to mark the switches and power outlets - or to double check your changes)
It's a interesting experience if you've never done it before!

Definitely wanted to go through our plans we made at the design meeting where we moved lights around.,
Timing is very weird, we went out on Saturday and no electrical was done, like not even the circuit

Yea, when we went on Sunday they didn't have the electrical completed, and then on Tuesday when we went we saw it all in.
No, we didn't bring a home inspector with us. We personally didn't think we needed on. Everything looked pretty normal and we had brought a couple people who were knowledgeable in the past couple weeks and they didn't see anything worth being worried about :)

thats what Im thinking too. I've been in contruction before all save for electrical I have a good grasp of so we should be fine. Sure everything is to code etc.
THe only issues I have right now is some of the frame studs havent been secrured so workers can go house to house, so that will be the first thing I look for.... trusty level

I didnt speak with them, but I think we could have done next week too. It was just ready for it. The day works out real well being US Thanksgiving and I usually leave early both tomorrow and Friday due to boredom:)

Do you guys close in March?? You are way ahead of schedule then aren't you? We should be getting ours soon according to the guideline they layed out at MU.

yeah, mid / late March, officially the 19th I believe. But by the calendar stuff etc we're like a month ahead.
Which isnt a big deal, we have no houses or anything to worry about, the sooner the better for us if we can:D

Yea, we were ahead by 2 weeks and then we fell behind. We were supposed to have our famewalk Nov 19th but we ended up getting the call on Nov 21st to schedule it for the 25th. I'm hoping we'll catch back up :)

Haha Yea, that's all that's missing pretty much.
The framewalk is to show you one last time (Or in the case that they think - The first time at seeing) what's behind your walls before they go up :D
Our insulation was up too. (wans't on Sunday when we visited)

You got 2 conduits? We got one in the plasma ready wall and we paid to get one from the basement to the attic. We didn't get asked where we wanted them though... Ours were already in place when we went.

Yeah we went today, I didnt know we have a rough in for C-Vac. Is that standard in all the houses? Everything else looks good, but we have a broken window.

CVac rough in standard for all homes, it's in the contract.
Good to hear everything looks good though. I wonder why you're window is broken though. Maybe an accident? I'm hoping it's not vandalism especially if the house is unlocked....

My framewalk was awsome (its not like I didnt know what the house looked like), but Phil spoke in great detail about the house and it seemed like he truley cared about his job. I wish my last builder was as personal as him. It was cool to hear what light switches did what and the other little extras they do.

It went great.
We had a small issue with one of the upgrades we chose - We wanted to change a kneewall on the main floor to a railing, but that's where the cold air return was supposed to go. Anyway, it definitely does not work on our model. They could have kept it, but it meant putting a big grate on the floor in the living room (yuck)
To help us decide, he took us to another block where there was a model just like ours that was almost completed to show us what the kneewall will look like. It was so cool to see our model, but with the finishes like stairs, tile, and doors. I loved it!
So we decided to get rid of the railing, which means we'll be getting a little bit of $ back on closing, so that's kind of good.
They also said, that dependent on getting our cabinetry delivered on time, (due the middle of January) that there's a good chance of our closing date getting moved up if we want. Can you imagine?!?!
We came home and started packing :)
babymaeby, I started packing when I realized your framewalk seemed to be really early. You could close one month early. Our closing date is one day after yours! We haven't received our call yet though.
I'm looking for any reason to get excited!

I'm mostly excited about seeing all the kitchen cupboards etc. installed to see if we made the right choice in colours, everything looks so different when it is actually all put together instead of in pieces like in the show room.
Can't wait!

I know what you mean. What colours did you choose? We picked monterrey cocoa cabinets (like everyone did!) anatolia green tiles and charcoal oak hardwood, and nougat carpet.
I did get to see the Oyster paint colour in one of the houses in block 10. I thought it looked really good. You could see the contrast - the trim looked really white in comparison. Much nicer than regular builder beige.
It went great.

I like the dark brown cabinets as well. I was thinking about getting the shadow oak cabinets with the flat panel. However, I am leaning towards the cherry cocoa cabinet...however, this choice is an upgrade. Would like to see a picture of your cabinets when they are installed. When do you expect to have them installed?

It replaced the Canac Mission Maple Kafe - it is a medium (think milk chocolate) brown - not red at all...and the style of the door was plain but with a recessed centre with a bevel detail.

I totally agree with upgrading later but it gives the cabinet another dimension and contrast when going with the longer handles! Especially since the door is completely flat! We really liked the look of it and were considering it until we saw the Monterrey style!

Wouldn't that be hard to do if the two points at which the handle attaches to the door is at preset locations? If you went with longer handles and put them in yourself wouldn't you be able to see the holes where the original handles were?

Since Mattamy does not have the handle style I like, I plan to delete the hardware....hence, there will be no holes on the cabinets to cover up.

I looked at IKEA as well, they do have a good selection. I guess I'll just have to hope the holes are the same. Sometimes just the arm is longer but the holes are the same distance apart. I guess we'll have to see. Sounds like everyone is going dark with the cupboards! I love the look. The only room I went light in is the main bathroom.

Hey guys! I just wanted to let you know that Ikeas handles are 3" long. I was helping my mom to try to replace her handles and Ikeas were too long for the ones she has now. Meaning that the holes were not located in the same spot. So with what Fletcher is doing by deleting the hardware is a good idea if you are going this route. That is unless you want to do some touch up work on your cabinets. I know Home Hardware in Guelph has reasonable prices and a decent selection as well for handles. More selection for the 2 1/2" / 2 3/4" lengths. Anyway I just thought I would share the info that although Ikea can be great their sizing of things can be a little different! Happy shopping!! :)

Yea, surpisingly the oyster colour isn't that bland afterall. I thought we would barely see the colour but it shows well enough to notice it's not white.

Kevin and I loved the handles from Ikea too! The pricing compared purchaing from Ikea to what Mattamy was charging is very small. We decided to go with Mattamy to just have it done for when we move in. One less thing to check off on the to-do list!
Fletcher, are they allowing you to delete the hardware from the kitchen?

I asked to have the hardware deleted and no problem. :) You could also go with the knobs and then when you need to update to a handle you just have to add one more hole.

I didn't know if Mattamy would've deleted the hardware (I don't see a reason not to really!)
If we were going to go with IKEA's hardware, we would've done the 1 hole knob and created the extra hole for the nice handles :)
Oh wells, I'm still happy with our choice!

The framewalk went very well, sorry for the late update. There were some things they were waiting to get our opinion on before they could continue, such as the conduit exit and relocations of a cable outlet. The builder was very nice and he gave us more of an idea of how things will look, with the breakfast bar and crown moulding etc.
I really want to meet our neighbours, we've only met the one not attached, but beside us and they are very nice!

We haven't met our neighbours yet either. We only know a handful of people on our street and never see anyone on it when we visit (I think they are afraid of us LOL)

I was thinking the same thing, or they are going to sell the house when it closes. I'm hoping it is just that they are from out of town and can't visit that often, or maybe we just miss each other when we visit.

haha some I'm not the only one who thinks that :P
I've never really seen them up there (And we've gone up on Sat and Sundays at different times - so it's not like we're going up at one specific date/time)
Nor are they on facebook/millpondpost.... And we tried very hard to find people from our street at Mattamy University so it's odd that we haven't seen anyone really.
We know about 2 couples on our street and one other couple we've met but they didn't seem too talkative really.

Yes, I'm the same as well. I've been to all of the "seminars" and I've only met the one couple. Do you know if Mattamy allows houses to be rented out?
I guess we'll have to wait to see. I'm sure they will be lovely! I go to the townhouse every weekend! And haven't run into anyone on our street.

Attention Everyone:
Starting sometime this month (Mid-End January for sure) homeowners will start taking possession of their homes!
That means that some houses will be off limits for walking through and/or peeking into the windows (haha that would be a little funny to see someone peeking in through the back door!)
Like I told Kevin last night that this scenario may come up:
Me: "Look hunny, Mattamy furnished this house!!!"
Resident: "Ummm excuse me, what are you doing in my house??" LOL

I got the call for our framewalk. We're going tomorrow afternoon. It was supposed to be on December 16th originally so I hope that we're not actually 3 weeks behind.
I doubt the house is delayed, more likely you will do your 'frame walk' with a lot more done than just the frame. I did mine with the drywall already up.

Greg -- that kind of defeats the purpose of the "frame walk" when your drywall is up!!! The "frame walk" is supposed to be used to check behind the walls for electrical, framing, joints, etc. I'm surprised...

although (I could be wrong) but I dont think its mandatory. My MIL bought one too and was away for a while in December and they went ahead and drywalled since they couldnt get ahold of her.
Anxious, enjoy the walk. I guess they'll hammer out the rest with how early you close.

We were the same way! Don't be worried! We were supposed to go on our frame walk 3 weeks (or more!) prior. Our cabinets were also be installed on boxing day and they aren't yet. Not for another 2 weeks still apparently...

Yea, I heard it wasn't mandatory either. We made sure to be available for it. We wanted to see what was behind the walls for sure!! Did you ask why you weren't contacted sooner? Have you watched the progress of your house and/or have any worries as to why they put the drywall up then called you?

I know exactly whats behind my walls already. My Kids' sitter lives right around the corner from the site so I stop in pretty frequently. The drywall is not up yet. When I was there a couple of days ago, all of the plumbing/electrical was done and I think all of the duct work was in. There was no insulation at that point still so I think that they have added that in the last couple of days. The drywall was supposed to be up and taped by December 31, but that clearly didn't happen either. The next milestone on the Mattamy "roadmap" is to have the kitchen cupboards installed by January 31st. I'll use that to gauge whether or not we'll be on time.

wow that's crazy your drywall is not up yet and your closing date is just over a month away....all my drywall is done and I still have 3 months...they must not be very organized in what houses have to be done first

They apparently called the house instead of my cell to arrange it and I never got the message. They called back a week later at which point the drywall was already up.
I work at Toyota which is 7 minutes away so I was at the construction site every day after work. I have pictures of everything that is behind my walls and a list of all the things which I'm concerned about.

While the framewalk is not mandatory, you're entitled to it and I'll be insistent that it happens before any dry wall goes up.

i wouldn't worry about an inspector for the framewalk, there isn't much that an inspector can do at that stage as all there is built is the frame
budget one for the PDI and 1 Year warranty

Isn't it supposed to be 78 days from frame walk to closing? I think this Friday puts you at 56 days.

Ask them if they will have the drywall up by then. If they will, then don't bother with the inspector. If they won't then try to work out an arrangement with the inspector for a price to do both the framewalk and the PDI with you. You can have the inspector look at things like insulation and wiring. I have no doubt that they are good with the electrical, but I question whether they cut corners on the insulation.
I say this based on our experience iwth ours, last week.

True, but I wouldn't hold those countdown days as hard days.
If the drywall is up... I'll be telling them to rip it down... that's part of the idea behind a "framewalk"!

They're going to have to get a restraining order if they want to keep me away from my house in the next few weeks. I don't want drywall going up before the framewalk either.

Good luck with that. The framewalk is a courtesy and they will not take down the drywall. A few of us have had it up for ours and were told "tough luck".

For those who had the framewalk did you notice if the floors were screwed down as indicated in the contract? There was some talk on Facebook regarding the lack of screws and just nails being used to secure the floor and that perhaps they screw the floor down just prior to covering with carpet etc...
Just wondering if anyone actually has noticed screws in the floor. So far I have seen only nails in my subfloor.

They actual screw down the floors after the dry wall is up taped and mudded. They also sand the joints of the floor boards.
