I was in the sales office today and noticed they released 2 new models for the 34' lots. They are both small models ranging from 1,000 to 1,200 sq ft. The price of the 1,000 sq ft model is approx $215,000.

They haven't updated the website yet.

Wonder how that will affect some people who bought towns for a similar price! Ive had them all townhouse,semi and detached and as my first house I really liked my townhouse but with a family came the upsizing! Still 1200 square feet detached is still a nice option for a young couple or a single person!
Wonder when they will post the models on their website!

Good point on the issues of buying a townhouse when Mattamy are now offering a similar size single family home...........
Although I have not seen the layouts, my guess is that they would be very similar to the Ellacott townhouse........
I have noticed that the single family homes [1500 sq feet] or less are very close to the layouts of the townhouses.........For example the Hillcrest single family home is almost the same as the Hespler End townhouse......
In my case I bought the Southgate End town house which is 1509 sq feet. For me to get a similar size single house, it would be the Hillcrest which is 253,9900 base price. I paid 218,990, before the lot premium and upgrades......
I am single, and there would have been no benefit to me to get the single family home for almost 35,000 more. In fact the lot sizes of the SIngle family homes in some cases are very close to the townhouses. Many single family homes have a lot lenght of 82 feet. The difference is in the width.......My lot is 84.58 length i believe. For me to get more features, i would have to get a home closer to 300,000
But, in the case of the smaller townhouses .......the values will be a lot closer to the singles......and lot sizes will likely be very similar........So, i am not sure what would be the advatage of buying a townhouse......
I would like to see Mattamy offer bungalows for that price in that square footage. It would be great for people who want to downsize, or for older people who dont want the stairs, or people who want to downsize, but do not want a condo apartment. Small spaces can look fantastic with the right layout..........

The 1st one they added is just over 1000sqft and costs $214 990 - One Elevation only
The 2nd one is just over 1200sqft and for the first elevation is $229 990 and the second is $234 990
I think they are called Alcott and Albany - But I would have to look at the sheets again to be sure. If anyone wants anymore information about them, feel free to ask :)

To be completely honest and I'm not looking to offend anyone but the layouts don't appeal to me. They both don't have anything we were looking for in a house.
The first one doesn't even have a main floor bathroom... (looking at the pages now)
It's called the Alton - 1056sq ft - I think that is somewhat of a big deal to me as I don't want my guests (or myself) to have to run upstairs constantly to use the washroom. The second floor, has 3 bedrooms and 1 bathroom in total for the house. It's very simple. There is nothing over the garage so to me it seems like such a waste of space.
The second one - Albany 1264 sqft - 3 bedroom 1- 1/2 baths
This one has a main floor powder room, however it only has a great room instead of living room & dining room (I wanted both - I'm picky lol) Possibly a small eat in kitchen available.
The second floor is a little better. It has a semi-ensuite for the master bedroom. No walk in closet, just sliders. You can upgrade the master ensuite to it's own seperate one but you will lose a bedroom! Gives you a good size walk in closet.
I think the Hillcrest had everything we wanted pretty much.
Yes it is quite a bit more, but I think it shows it's worth it (In my eyes)
I think these houses would be perfect for single people, or someone looking for a small starter detached home, or to downsize (like mentioned above)
We're not looking to start a family any time soon (We don't even know if we want one) but the Hillcrest was a great fit for us. Sorry for the rambling.

I would'nt trade my townhouse for one of these i like the 1509sq ft, only plus is that its detached..

I'm with Brian on that one...I wouldn't trade my townhouse for one of those detached.
Initially when I heard about a detached in the same price range as the town's I was a little angry, but to find out they are not that great with the layouts and the one doesn't even have a main floor bathroom, they are not for us. I like the sepearte dining room, main floor powder room and the master ensuite with WIC.
I sticking with my Hespeler end unit thank you!

You can check the floor plan of the Albany on the Mattamy website under homes in Alliston. The Alton is also the but the details are not there yet.
