It seems like most of the people in this forum bought detached - so this thread is just for the townhouse owners!

Here is the list of upgrades we are considering:

Door to garage
Gas Fireplace
Cold Room
Satin Nickel Fireplace Trim
Fireplace fan kit
Additional operating window in great room
Increase standard gas line to 1"
Picket to square profile
Victorian Newell Post
Extend central vac to garage
Upper angled corner cabinet
pot drawers
piano hinge base cabinet
door pull out
ceramic tiles on ceiling of bathtub
upgraded (level1) 13x13 tiles in foyer/powder/kitchen (only because we fell in love with them - should NEVER have looked on lower shelves!! Anyone else love Anatolia Slate Green?)
upgraded (level1) floor tiles in bathroom - Fabric Beige
45 degree angle (?) -not sure about this one
mirage maple hardwood in great room - maybe after?
upgraded underpad
swing doors instead of sliders everywhere (x4) - this one is a huge budget buster - but I hate sliders!!

Total: around $16,000

Ok, did I miss anything? We don't plan on leaving this place any time soon, so we are focusing on making it functionally and aesthetically perfect for us...without caring too much about what's valuable for 'resale'.

Any other townhouse owners out there? Share your thoughts? What are you getting?

Our appointment is June 17th - this is all I've been thinking about lately!

we tried to keep our upgrades to anything structural or stuff I didnt want to do after closing, like countertops. Im going to take care of all the backsplash / tidying up electrical work so we just got the extra caps put in...

We're going to take care of AC and water softener when we close.

We still spent more than we wanted:rolleyes:

Gas Line for BBQ
Hardwood floor on main floor (Natural Bruce if I remember)
Granite on all countertops
upgraded underpad
plasma ready wall
6 x pot lights in living room off one switch w/ dimmer
door from garage to house
Rough in basement incl larger windows
phone / cable in each room
deep fridge upper
micro / hood fan

Cant wait... things are looking good on the site, going to be fun to watch the framing start and foundations being poured. Looks like its just around the corner with the digging starting

Hi,

I bought a South Gate end townhouse. I am also planning on staying for the long term.

Some of the upgrades I am considering that you did not mention are;

additional cable outlets in bedrooms
Flat ceilings on main floor [i like it better than stucco or california ceilings]
Change tub in master bath to a shower [if possible]
Soaker tub in main bath [if possible]
No bulk head above kitchen cupboards [if possible]
Cornice molding first floor [not sure if i will did that by Mattamy or after]
Upgrade staircase and railing and pickets
I am using Oak flooring as I have been told it hides scratches better.

I wanted to post pictures of our stair stain - I don't think anyone else has chosen it, so I thought you might be interested to see it. I'm super happy with the way it's turned out.

It's charcoal on maple.

How are you guys getting around them locking up the houses on the weekends? I'm so sad because they are now doing the cosmetic installations (tiles) and I can't go in and see them. I've just been peeking in our windows. I think it is good for security and vandalism, but I'm so sad I can't go in and take a look...

:( That would make me sad too...

Our front door is locked but our garage door hasn't ever been. We don't have cabinets yet so maybe they're not too concerned.

Neither do we, we only have the ceramic tiles and an unstained banister. I still go every weekend, so hopefully I'll get lucky soon and they will leave it unlocked!! Fingers crossed!

That's weird that ALL of your doors are locked. Usually at least one door is open somewhere. I think that they leave them open so that workers can come in after hours, if they need to. I'm sure that within the last couple of weeks they're locked, but even then, we've seen people post pictures from inside the house....

It just started happening the last two weeks. I tried every door including the back sliding doors and they are all locked. I'm wondering if they knew I was going through it?? It suck because I want to take photos too, but I will keep trying of course.

take 4 AA batteries with you and set the code to your garage door (the one from the garage into the house) the next time you can get in.....then you will have the code to always get in
the builder uses a key
