I havent seen any discussion on the hardwood floor stain colour people are thinking about and if people are using maple or oak..........
I am thinking of using the "Nevada Red Oak"......has anyone looked at this option.

We went with Bruce Dundee Oak Expresso! 2 1/4 X 3/4 inch alittle lighter then what we currently have plus they are staining the all oak staircase the same.

we are going with Maple vienna, not sure which width to go with 2 1/4, 2 1/2, or 3 1/2
but we did decide to go with the cashmere finnish
and not throught the builder of course ;)

We went with Mirage Oak Charcoal - and through the builder. We only did the great room, and actually the price through Mattamy was pretty reasonable. Also, it's a relief to know it's covered by warranty. Sounds like everyone's home is going to be different. There were a lot of nice choices at the design centre.

I would highly suggest aftermarket when you are getting a Ac unit that you invest also in a humidifier to control the humidity in the house as it can do funny things to floors! Plus it only costs a few hundred more! Hardwood is a great investment and Im sure you all want to keep it looking good! Plus Mattamy highly suggest it also and a warranty wouldnt cover shrinking of material based on humidity levels!

I plan on installing engineered hardwood in the great room and dining room after close....probably will go dark...close to the same colour as the clove kitchen cabinets. We have a dog with sharp nails, so, we need a hardwood floor that is durable.

And we all know who to call for an A/C and humidifier right???....Hespeler Boy aka ShaunnNRachel...lol...I can put a flow through humidifier by General Aire in for 250 bucks installed, and an A/C would be around the 1800-1900 price range.....519-212-8572 ask for Shaunn

I think the one we went with is the Mirage Maple Vienna.
We put hardwood throughout the whole first floor.
Going to have to keep the puppy nails trimmed - Or he is wearing booties LOL
I am still torn between the Montery coca cabinets and a lighter cabinet.
If i go with the Monetry Cocoa cabinets i will go with the Vienna floor, mirage in oak.....
I think the Vienna is an almost identical colour to the Cabinet.....
Otherwise I will go with the dark honey oak in the Greenway model...

We went with the matching cabinetry to the hardwood flooring. I think (And Hope) it will look great :)

The Fiance and I are looking at purchasing a Mill's Pond home, but worried about upgrade costs. If we were to get the Hillcrest, how much would it be to upgrade the 1st level to hardwood

I purchased a Hillcrest AND upgraded the 1st floor to hardwood! However, I don't have the pricing here with me at work. I will post it for you as soon as I get home tonight though. The upgrade costs aren't that bad if you have a budget and you know what you want. Obviously it can get out of control if you let it! If you want any other upgrade costs other than the hardwood, please don't hesitate to ask :)

We are finding it hard whether to go with the Hillcrest or the Thompson because we are worried about the rooms sizes. We would really like to see the inside of a Hillcrest if anyone knows any that are at that stage yet in the neighbourhood since they don't have a hillcrest model at the sales office.

so about 4000$ to upgrade the hardwood. Might be cheaper to do this after the close I think. And i see they don't put wood in the kitchen. So what would the price of tile be to do the kitchen and bathrooms? if you did this?
The carpet is at a nice price though
Also, were upgrading the cabinets expensive?
Is the average everyone spent on upgrades around 10000$ or more?

Depends on personal choice and what you can afford! We added about 25,000 with our selections! And there is more to add after market!

Sorry I didn't include the hardwood pricing for the kitchen as I didn't realize you wanted that also. I can type it up tonight if you would like.
Yes, it is a little costly, but as first time home buyers we're going to have alot to do already when we move in and we didn't want yet another (big) thing added to our list. Plus $$$ flow after close will be limited so adding that cost onto our mortgage was a perfect fit for us.
I'll look into cabinet pricing for you tonight also.
I'm not sure what the average upgrade costs for everyone is, but we also spent quite a lot in upgrading stuff :)

We don't plan on making any structural upgrades. We would like to mostly do, floors (tile in kitchen and bathrooms, hardwood foyer-dining-greatroom, and carpet and underpad upstairs. Besides that, we can live do with everything else the way it is. maybe cabinets, but we will see what the standard looks like.
There is a standard for everything right? or do we have to pay to have everything (ex. a towel rake) put in

There are now a few nice standard cabinets for the kitchen but most things are pretty basic. I guess thats where they try to get you! You also should of got a credit in your purchase agreement for a small amount for upgrades!

I am a townhouse owner, Phase 6 block 6 lot 6........Southgate End....
I estimate my total hardwood cost will be $6,400 I will use Vienna Mirage 2 1/4 width.
I am putting the hardwood in the great room, formal room, all hall way [except i will use ceramic just inside the front door, a small area maybe 4 X 3]
I am replacing ceramic at garage door entrance and using hardwood, and I am putting hardwood in the upstairs hallway [bedroom hallway].
I dont have the cost break down per room with me as i am out of town for work until the 23.
But if you dont hear from someone with the same model as yours send me a message and i will break it down room by room....lol
I am using matching cupboards......monterry, cocoa...and hardwood on stairs [but white pickets, riser stringer, stained tread]....[Smart/sexy and stylish assures me it will look great.....LOL]

We got a Dickson, and upgraded to hardwood in the great room only - we got mirage 3 1/4" width oak in charcoal stain and it cost $2897. (I'm pretty sure that was the most expensive kind - not intentionally, it's just what we liked the most.) The cheapest kind (bruce, 2 1/4") for the great room is $2,263.
Let me know what you have in mind and I'll give you more specific info from the binder.
