Hi,

I think it depends.........

It could be General Paint on Sheldon, the plaza next to the royal bank.

I was there today and they said they supply builders ie. Mattamy. They even gave me the paint chips with "Oyster" on. So if you picked one of the standard colours, it could be General Paint.

They do use Benjamin Moore paint as well.

Some of the model homes used Benjamin Moore paint, the design centre has books with the exact colours in for the models.

The nice tan colour in the design centre (where the sampes of cupboard doors are kept is from "General Paint - colour endpoint.

whatever paint they use its not very good....certainly not washable and the "touch up cans" they give you,,,,,,,don't match!

The touch ups don't match especially if you got the darker upgraded paint colors like we did. Fortunately, I had time to tag all the nail pops on the walls (there were about 200!) before they completely repainted.

I saw that they don't dilute the paint, they paint right out of the can. I don't know why the paint sucks so much.

I tried to wash off a stain on the wall and it left a huge mark bigger than the original stain. Now I only use clean white towels when I do have to wipe a wall because they don't leave a mark. I think if there are further nail pops entire walls will have to be repainted.

hi K.C.

I wonder how long it takes for nail pops to show.....

So far, I havent seen any..............I think my townhouse was drywalled in August....so the dry wall has been up about 4 months.

I want to repaint the house but i want to wait until most of the danger of nail pops has passed. I really dont want to wait 12 months............

With the exception of the walls going up the stairs and to the basement I haven't seen any nail pops on walls other than the 200 that were fixed in early summer. There have been a few new ones on the ceiling which are much easier to touch up because the white paint seems to match easily.

I'm going to ask Mattamy to repaint the wall going up the stairs after all the nail pops and other drywall issues are fixed from our 1 year warranty forms. I can see a clear line where some of the drywall pieces are supposed to meet up. The drywall in our Next Step may require some repairs after the one year too.

Also, I'm not thrilled with the two super long walls in our upstairs hallway. When they repainted last summer after fixing the nail pops, the paint doesn't seem to completely disguise the points where the drywall meets. The painters said that was because Mattamy used too much of the white stuff to hide the nail pops. It's only visible when you put your head next to the wall and look sideways. The Mattamy guys said it's just the nature of long walls without breaks, any drywall issues are going to be more obvious.

Yes, our whole house needed to be repainted and they took so long to get it done I tagged all the flaws in the walls while I waited ... that'll teach 'em to keep me waiting. :D 1,000 paint drips, 200 nail pops ... it turned into a full time job tagging this stuff. They repainted several other houses after closing too. We had to wait three months for the whole house to be completed so we couldn't unpack. It was hard work but I'm glad we got it done. I'm still recovering from PTSD.

We added painting issues on our 30 day forms as one line item. I tagged the walls with green tape in anticipation of them coming back to fix the painting problems. We had rooms in our house where you could see the white showing through but we chose a dark upgraded paint color. There were also bumps and gouges. You'd have to be blind not to think the rooms needed repainting. There were tons of paint drips on the baseboards too ... it was like a 4 year old ran around painting the house. I doubt they'll do anything about painting at the one year that isn't related to nail pops and serious drywall problems.

Since you haven't been in the house that long I would ask them to send back the painters to repaint entire walls where you have these darker spots.

Even as an amateur painter I know that 70% of time painting is spent on prep work. But when Mattamy sent the painters back they sent one guy to do prep and 7 guys to paint. It's no wonder the walls sucked at first. They're not doing adequate prep.

Jason, use really small pieces of green painters tape to tag every drip on the stairs so they do a thorough job. Otherwise, you might be disappointed again.

We have nail pops in our kitchen ceiling, powder room ceiling and our stair wall is brutal! They will definately be addressing those before the one year mark and will be repainting the entire stairwall for sure as a touchup just wont do! And better not get any paint on my oak stairs either!:)

Benjamin Moore recently changed one of their lines of paint. We just tried to finish up our upstairs and the new paint doesnt match the old if you can believe it. I think they screwed up the formulas somehow, the tint is off just enough to notice it. If you might be in the same boat I would think about getting your paint someplace that has a scanner to scan the colour. Now we have to repaint above our stairs which was a real adventure the first time around!

I would think, if you paid for an upgraded paint they should return it to it's original condition once the nail pops are fixed ( I would expect it). The rest of they told not to paint so we're outta luck unless we have some leftover paint (that matches).

hi K.C.

I took your advise......all the varnish drips on my stairs have green tape on them....lol

I guess if we pay 975.00 for stain and varnish then there should be NO varnish drips.

Mattamy is coming in tomorrow to work on the 30 day stuff. It will be interesting to see how they fix the stairs......

My advise to those who got the upgraded paint is to get up close and personal with your walls and ceilings within the first 30 days of closing and tag every nail pop you can find. Put them on your 30 day forms. If you find enough of them they'll have to fix them and repaint the walls. That's what I did and I haven't seen any new nail pops since then. We've been here 8 months.

Get yourself a tiny shadeless lamp with a strong bulb and long extension cord. You'll also need a ladder to get up to the higher parts of the walls. If you can see even the slightest outline of a nail tag it. Use larger pieces of tape for the nails and tiny pieces for painting defects so the handyman will know what's what ... leave him a note explaining your system.

In the Northridge the upper hallways had alot of nail pops and they were so obvious.

You can bet they won't repaint your entire house at the one year no matter how bad it looks. Get your painting and nail pop stuff out of the way on your 30 day forms.

I expect I'll have a few dozen nail pops on the ceilings and stairways for the one year forms too.

You have to be demanding to get things done...... and they may not be done properly. You'll have to keep after them. The painting has been a huge issue throughout... certainly in Phase 5

The stairs have also been a problem. We have had ours worked on 4 times and, although they are better, they are far from perfect. My neighbours next door are having to have theirs totally stripped down and redone...... possibly even replacing components!! Yikes!

They seem to be in a rush to close everyone on time so they can get your money and they drop the ball on the finishing touches like painting and stair varnish. In the past they would've delayed your closing, given you some freebies for your trouble and finished the house properly.

I'd heard great things about Mattamy from previous owners, that's why we bought from them. It's too bad the financial crisis caused them to let their customer service standards slip.

On a positive note, they did fix everything to our satisfaction but it took over 6 months because the warranty department is so small. I have nothing but good things to say about our warranty tech.

You need to be diligent, hire a good home inspector and document everything on your Tarion warranty forms.

Benjamin Moore colours may not match any more because they have redesigned theyre formula. They have completely new lines of paint and no longer carry any of the previous lines
