Hey...just to let you guys know that we have a lender offering prime - .25% on VRM with 20% pre-payment privileges. That's only 2%! On a mortgage of 400K, that's around $400/month in savings from a 5 year fix at 4%.
If you prefer fix and can't stomach variable, i have between 3.49% to 3.99% with 3-5 year fix term.
If you are looking to refi to take advantage of a low rate, let me know and i can run some numbers for you to see if it's worth your while.
