Hey Everyone...

Just curious is anyone recently closed on a 34' lot and what all your closing costs where, and land transfer tax was...

I think it was about $4500 (from what I remember) not including lawyer fees, and including the first time home buyer land transfer tax rebate of $2000. if this is not your first home it will be about $6500 plus lawyer fees. Hope that helps!

Your closing costs will include the land transfer tax (net of any rebate if you are a first time home buyer), tarion warranty enrollment fee, water and hydro meters, community trees, driveway paving costs, levies, and any property taxes paid on your behalf. These costs should be capped if you specifically ask your lawyer to write a note to mattamy stating that these cost should be capped. All of this will be communicated to you during the signing of the purchase and sale agreement. If not, just ask mattamy about them.
