LOL! I will definately let you know as Im on Henwood Drive and I can see anything thats going on there while Im sitting on my front porch! At least until they put houses in! I can even see what Don is BBqing at his place with binoculars and hes on baldwin!:D
But they have started to clear the area of all the junk and storage so it looks like they will start some stuff in awhile!

My fiance and I were just at Mill Pond to see if there has been any changes with our townhouse dirt, and we have orange sticks now!!!! I have no idea what they are for but at least it's a start :D

Hey, my husband and I bought in phase 4. We are going to up their today to pick our binder from the desgin centre and then going to check out the site. I am curious to see if there have been any more changes on Chase too.

Chase is off of Henwood and as far as changes go their really hasnt been anything done. They have started to clear the areas of garbage and they have a few general markers in the ground other then that nothing to report!
I can look out my front window and see whats going on and so far theres not much!
The Chase crescent that backs on to the pond hasnt changed from the markers in the ground and none of chase has any curbs throughout or roads paved. The Townhouse area like I said is just starting to be cleaned up! If you want I can keep you updated on here as to status! What lot number are you!

Hey phase 4 people....

They are working on the road in Phase 6 now..............they have little metal posts all around the road ways with strings on...................Looks like they will be getting ready to pave the road soon.

My guess would be once they have finished roads in Phase 6 they will move to the phase 4 area....

I am really excited. Buying a Mattamy home is a LONG wait..............lol

They are suppose to be framing in May..................You can tour the townhouses in Phase 6 once the walls are up...............Its always fun to tour similar models.....

It is a long wait! We bought 5 months ago so we are definitely ready for the building to start. We were hoping it would be done early because we are getting married in September, but I doubt that's going to happen. When did you buy? Probably a few months before us I'm guessing...

It would be great for us to be able to see the phase 6 townhomes go up. It's hard to imagine what it will look like. We were told that our house will have the most steps going up to the front door which I am a bit worried about. I don't understand why we will have more then our neighbours... I hope it won't look bad!!

5 months is nothing..........I bought last July and many in my phase would have purchased earlier. By the time I bought there were only a few left.....

My closing date is October 15. Others in Phase 6 are December and some others are Feb 2010 I think.

So has anyone in Phase 4 gone to the design center yet? We purchased ours the end of March and our closing date is the end of Feb 2010. Do they wait until they have received all your deposit money before they have you come in??? For those who have gone already, has anyone bought a hespler unit? How are the upgrade prices looking? We are just waiting but i figure that if we haven't been contacted by the end of may/begining of june I will probably give them a call.

Freckles! I Imagine you will be contacted maybe around July or August for your structural appointment and then awhile later for your actual design appointment, That would still leave them over 5 months to do the job which is a ton of time.
You will definately have paid all your deposit money before you get a call. Your home orientation will be coming as well.
It definately is a exciting proccess but make sure you use your time to save money as Im sure there are a bunch of things you want to add to your place.

Thanks a lot!! Ya we will be saving a bunch but only doing the needed things right now. A growing family doesnt have too much room to spend too much on upgrades. I just am impatient and want to get things started.:)

Hey freckles,

My husband and I bought in Phase 4. We purchased at the end of March and our closing is April 28th, 2010. We were contacted by the design centre last week to pick up our binder and book our first appt. We have our strcutural appt for May 20th. I am sure you will be getting a call soon! :)

deep fridge upper & 1 fridge gable - $305

As for the hardwood the prices range depending on what type you choose. I am not really sure which is which because we didn't upgrade to hardwood so I didn't really pay attention to it lol

I think the reason the southgate has a higher price is due to the location of the door itself. I think there is a bit more work involved in the southgate because its at the hallway by the kitchen ???? Correct me if im wrong but it just seems like the price is too high but there must be a reason behind it.

I hope they finish the curbs and paving soon for the Silverthorne extension and Chase cres. Its been way too long I need to see some more progress!!! HAHA May 11th is my design appointment and I've decided that Mattamy is not getting any extra money from me! I am taking my 2000 in free upgrades to put my garage door to house in, then upgrading my gas line to 1" and the underpadding on the upper floor...and thats it!! I think the costs for upgrades is completely ridiculous and most of it can be done for a fraction of the cost after closing (if your handy that is) 1000 for an upgraded toilet??? Really???? I heard that the toilets suck and I've actually used a couple and they do suck. So small like for a child so upgrading those after close is a must. All I'm saying to people is that you have to spend your hard earned money wisely, and if you don't plan on staying for long dont upgrade ANYTHING, because its hard to get the money back from upgrades in a sale. Just my 2 cents this morning thanks for letting me rant!

Hey Shaun,

I agree that some of the upgrade costs with mattamy are very high. We have mainly done alot of structural upgrades that would be difficult to do later. My husband is a pretty handy guy and can do alot after we move in. We still want to upgrade the kitchen with some nice cabinets, but we will do granite on our own after. We have a $8000 upgrade credit with the design centre and we have already gone over that. Alot of the structural stuff is quite pricey. I really like how Mattamy gives you a binder and prices everything for you. With our Greenpark home, we kept having to get prices quotes. Sometimes it would takes days to get a cost on something.

You are right about the door in the Southgate. It is in the main hall just as you go into the greatroom. [corner of greatroom and kitchen]

I would think all the framing would be the same no matter where the door is...lol I will have to look in all the townhouses when the walls go up. Unless there charging more because there is ceramic tile at that entrance. But i assumed the tile was standard in that location regardless of if you had a door there. [ i deleted the tile anyway and put hardwood there]

I agree with your comments on upgrades. I am planning to stay in the townhouse for the longer term so i did quit a bit of upgrades.....lol

I will give you a house tour in Summer 2010 when you install my AC........

Wow, $1988 is really expensive for the garage door. In our design book there are 2 prices, one for $1251 and one for $1354... when we were at our appointment we said we wanted the one for $1251 (because they are the exact same) but she said we couldn't because of the Elevation we chose.

Hi phase 4'ers...

Phase 6 townhouses have all the curbs in. Hopefully they move to phase 4 next.

I could not figure out why some of the curbs had an unusal shape until today.....LOL

I was driving around the phase 1 townhouses and they are putting in mini sidewalks that butt against the curb.....lol


Next time you all are up to the site drive around the phase 1 townhouses.

LOL! Shaunn! Put in a all oak staircase after close and let me know how you make out structurally that is! I agree some things are quite pricey and its more convenient to sometimes get it done by the builder if you can afford it.
The Ac is WAY outta wack though!:D

LOL...Frank , no doubt eh...i'd be the first to pull that one off, but it aint gonna happen lol. I really love the look of the all wood stairs, I really do and I wish I could get them, its just over budget for me at this point. I agree it is way more convenient to have Mattamy do the things for you and the structural stuff is a must if it suits your budget.
jrb, you are right there shouldn't be any changes to installing a door no matter what model it is, a wall is a wall and a door is a door as far as im concerned. I dunno...lol I cant wait for the curbs and roads to go in!!! Keep us posted Frank! By the way your stairs are kick ass! lol

The price for the garage door to the house of $1988.00 must inlcude an amount to tile the small section of the hallway that the garage door openes too. [a section from the garage door to the basement stairs]

In my upgrades i deleted the tile in that section and I am replacing it with hardwood, I wonder if part of the cost of the $1988.00 should have been reduced because i am paying for hardwood at that entrance.....lol.....I paid $978.00 for hardwood in that part of the hallway.....

Now i am wondering if i am double paying [for both the ceramic tile and the hardwood].....lol

Maybe i will have to contact my design consultant...

They double charged us on our basement bathroom. We paid for the rough-in with the rec room ready package and then the quote for the bathroom said it included a rough in. I requested a credit and I believe we got almost $600 back.

awww no fair, we are in block 19 lol. That is really exciting! We finally got our design appt so June 3rd and it is kind of funny cause we already had an idea of what we wanted and there wasnt much more we found in the design book lol. A quick question for those with a townhouse and that have a lookout. When we purchased, we had the lookout premium waved and said that they werent going to build a deck but it was optional but I am pretty sure that we were told that we would get some type of stairs out the back. I cant really remember. We got the drawings for our model from the design book for the front and back and from that we see they have that optional deck in place but no pricing in the book. We just want to know what will happen if we dont do the deck, will we not be able to access our backyard or will they put in cement steps so we can get down? Are we really going to be that high off the ground cause the ones in Phase 1 dont look that high up. If anyone has any info for us that would be great!!!

Wow, I pulled onto Henwood this afternoon and thought I was in BC for a split second...haha just kidding, but those are serious piles of dirt on my future street. Its exciting to see them finally making progress in some way on our phase. Im lot 22-1 right in the middle between Henwood and North Chase. Hespeler End Elevation D. Its going to be nice when I can walk my new puppy up to the subdivision and watch the progress all summer long!

maybe 3R 4R 5R 6R ECT..... That’s how many stairs you will have I am 19-6 I have 8R so I will have 8 stairs but I will look at your lot# on the preliminary when I get home and let you know.

Also the back view plans for the Southgate Corner with the lookout was not ready yet they told me I will get it in the mail..

Damn! Thats way too much! You can buy one at most places for alot cheaper then that! And Im sure that the towns are like the rest of the homes in the garage and have the electrical outlet in the garage ceiling for a future Ac unit! I would get it installed after market for sure! 620 is robbery!

We paid $129 for ours at Canadian Tire and installed it ourselves. Even if you have to pay someone to install it, that's no where near $620. Don't do it!!!

Well...just got back from my design appointment and now its safe to say that .......IM EXCITED!!!!!

Christine was a really big help with the whole process, as Im moving in by myself all the decisions were a little overwhelming at first. But my outlook was to keep everything simple, clean and neutral. My upgrades went a total of $89.00 after my $2000 allotment. hahaha. I know, talk about breaking the budget.
Heres my list:
-Garage entry door to house
-Upgrade to 1" gas line
-Square Pickets, no stain though. ( I figured the square pickets will be easier to sand and stain myself)
-Upgraded underpad from stairs throughout 2nd floor, gold series
-Delete all ceramic bathroom accessories
-Black Appliances and hood fan

I chose the Monterrey Cocoa Maple cabinets as I thought they were the most "rich" looking and blended well with my topaz countertop (laminate) and the ivory tiles with nougat carpets for the kitchen.

The main bath is the same but with the limestone countertop

The ensuite is also the same cabinets but I chose the darkest (almost black)countertop with black wall and floor tiles to give it a masculine look.

And I also found out that block 22 will be the "Boston" brick colour pattern, which is the darkest one----I LOVE it!!!

I forgot to mention I also decided to install the security system package and pay the monthly monitoring fee of approx 25 bucks. Not a bad price to pay for a good piece of mind. I also think the little "beep" that you hear when you open the front door is cool....hahaha

Sounds like you chose well. I agree, after the design appointment it starts to feel more 'real'.

We also have Boston for our exterior and we love it. We got our front door painted this weekend and it's sooo nice....like a dark grey-brown.

I wont bug the construction office or my design consultant about it.....I think i bug them enough............LOL

I guess I will wait and be surprised. I like the darker brick but would be happy with any of the bricks they used in Phase 1 townhouses.

LOL buddy! Easily amused! didnt you say the same thing to me when you were going in and out of my place and the chime was consatntly going off! Tell Mattamy that they owe me the sale on your alarm man!:D It definately is good to know if someone comes in and out! Plus it lowers your House Insurance too and its all done before you mov ein except activation!

Sounds good man! Are you stealing ideas from me with the cabinets and also the dark banner black tiles and black countertop in my ensuite!:) Must feel good to have a mans touch calling the shots eh! I bet you wouldnt have half that before!:)

So how were the design staff? Did they try to upsell you stuff or did they just find out what you wanted and then go from there? We have our appt on June 3rd and are hoping that our design consultant will be there to really help us design things the way we would like but give us an honest opinion if something will look good or not lol. Getting so excited.

Hi freckles,

I found the design centre staff great to work with. They do not try to upsell you.

I thnk some of the staff members also bought Maatamy homes in the Millpond so they understand what the process is like.

My best advise is to spend as much time as you can at the design centre before your appointment so you can figure out what you want. In addition I spent alot of time touring through the earlier phases of townhouses as they were being built. I bought my southgate end before i toured through an actual townhouse. Walking through the townhouses being built really helped me to decide on some of the upgrades. It makes a big difference when you can walk through a similar model and visualize things better. ie. placement of ceiling lights, windows that open, etc.

I changed my mind on many things before my design appointment. In the end your the one that has to live with the choices you make.

I agree what with jrb said. The design staff was very helpful. We went in to the design centre many times before our actual appointment. I think in total we probably spent 10 hours there!! We wrote down everything we wanted and in the end it was definitely worth spending so much time there because we know for sure we are happy with our choices. Have fun!! :)

Well we had our design appt yesterday and we had figured out what we wanted before hand but then you get in there and there are the little things that add up. Man oh Man!! We are happy with what we have chosen. And is anyone getting excited about seeing the phase 6 towns going up???? The lookout is going to be pretty sweet. Is anyone going with the deck that mattamy has on the sketch or are you going to get your own done afterwards? We are doing one afterwards but need to find out how long to wait until we can put it up.

Hey we went yesterday and got some pics of our lot too. It is neat to see where the lots are and where the road will be and stuff. Also went to check out the ph6 framed houses and man they should be done by the end of the month at this rate. I am starting to get excited but i think that things will seem more real.

My husband and I just had our final design appointment yesterday and were were told they are starting on Phase 4 soon. Apparently, they will be pouring alot of foundations early. They want to pour alot of the foundations at once and then frame as needed for closings dates. This is what our design consultant told us.

They have a few more curbs to do at the North end and then they will pave soon I imagine. Maybe even this week. Will let you know when they start foundations as I see all the action from my front porch!

Looks like a big chunk of phase 4 streets were paved today. They were here early at like 6:30 and have got alot done. Starting to look like another part of the community now. Imagine excavation will begin within a month or so!

The townhouses in phase 4 look like they are going to have hydro poles positioned behind the homes as well. Looks like there may be some sort of alley or something in the back as it looks right now.

hi,

I drove by there today and saw the temporary hydro poles up. So, they must be starting soon on the footings.

To me it looks like the areas are dug out ready for the footings to be poured.

All you phase 4 people must be so excited.

The poles are temporary to run hydro as they build...............there all over the community. They seem to take them down when the construction is all finsihed.

I noticed them first in phase 1 townhouses and there gone now. They have them in phase 6 as well.

It just looks like the lots are too big in terms of length for those towns to me. They are suppose to be 82 feet but each but that area looks longer then 164 feet right now. We shall see I suppose.

Well i dont know if this is what you are referring to, but in that area, where Brain will be the backyards touch. So the whole length is likely 164, but then that will be 2 rows of townhouses.

Great News Townhouse owners in phase 4. They have done alot of work today on the footings and looks to me like they will in fact be pouring some foundations tomorrow. They are at Block 20 and looks like they are working up towards 19 soon. They have the footings in place and are dropping off the wooden supports for the foundation still after 7. That area will go up in no time I Imagine. Good luck everyone! I will keep you updated from my porch!:D

For all those in Phase 4, have any of you gotten your invitation to the Mattamy U session yet? I called the customer care rep on wed but i havent gotten a call back yet?

Ok so we got a call back last evening, the Mattamy U night will be sometime in October and she said that we should be getting an invite in september.

We went and looked at the site today and it looks great!!!! Our house has footings (I think that's what it's called)... and the townhouses beind us look like they have foundation. I think things will move quickly now, finally!!! :)

We were in last week and were so happy to see streets, signs and curbs.

We bought lot 85 by Chase/Silverthorne.

Just curious, even though they have already set up the curbs, can they still "flip" the house later, or does this mean they know where the hydrants are going already. The way they have it set now my driveway should be on the right side, which would be great.

We're heading to the design centre this weekend to explore the options. I never imagined how involved this whole process actually is.

Hey everyone in phase 4! We went out to the site today and block 20 is fully framed and has the roof on it. Block 21 is having the basements framed now. All the basements are poured. Getting so excited. We are hoping they will start framing 21 this week and start block 19 end of this week next week. I guess we shall see.

So for those who have been out to the site lately, we noticed that in all of block 19 and some in 21 and 22 that there are hairline cracks in the basement floor concrete?? Has anyone else noticed this or anyone in another phase had this too??? Just wondering if we should be contacting the construction office about it?

We were by last week and it was great to see that we will not have any green boxes, fire hydrants, bell or rogers electrical boxes on our front yard! They started digging holes for the foundations towards the end of the street and are working their way towards our house slowly. Coming along great!

I hope it is ok, i have a feeling it is from the foundation settling. I think when we goto the mattamy U and talk with the builder then we can ask. I hope that invite is coming soon.

Its quite normal with settling and they will grow abit over the year. LOL you wanna see a crack come look at my basement floor side to side!:(

Hey everyone,
We're in block 127 (on Abbott Crescent) and when we drove by last week, we were so excited to see that the park across from us already has the trees planted and the walkway laid down!
Our townhouse had those sticks in the ground and a little bit of dirt dug out, not a full foundation, but maybe like 3-4 feet deep so you can see the layout of the block.
We cannot wait to move in! Our closing date isn't until May 2010, but we're hoping we can get in sooner!

I went to our pre-construction appointment today and it was great!!! The guys at the construction office are super nice... very, very friendly! I was a bit nervous because my husband couldn't come so I went alone... they were awesome!
I was told so far everything is on schedule for the townhouses in phase 4. Block 20 is getting the electric stuff done today. Block 21's side pannels were delivered today. Block 19's side pannels should be delivered early next week. They said if it doesn't rain all next week then block 21's roofs will be done by the weekend!
Things like stoves, diswashers, etc. won't be put in until most likely the day before closing.
Also, there should be a Mattamy U coming up soon for us :)

Hi Freckles,

I didn't know about a pre-construction appointment before either. They actually just called me on Monday to set one up... I have today off work so they were able to see me today. It's just to go over everything (building, upgrades you got, etc.) and to meet your construction person. I'm sure they will be calling you soon!

I never had a pre construction appointment, but i think it sounds like a great opportunity.

I missed my Mattamy University meeting, it was actually just within the last couple of weeks.

Mattamy sent a card out in the mail advising of Mattamy Univerisity, but they only gave a few days notice and i never opened the card in time. So, i missed it.

I talked to one of my neighbours about it and he found it informative. ie. issues on closing, grading the yard, fencing etc

We never had one either but it's a great idea. Mattamy's probably doing this as a double check and to prevent mistakes before they happen.

It's a great opportunity to meet the people who will be building your house and know that you can contact them directly. I found it frustrating trying to get things done through our consultant when we found mistakes with our house. Once I was in direct contact with the construction office I got a much quicker response.

K.C. you are right... that's exactly what it is. I took my notes and everything I got and we compared to make sure it was all there. He said sometimes things get mixed up so this was going to prevent that from happening. I agree it is a great idea!

Yeah Ive driven by every weekend now, they are actually putting the brick up on the 20's now. I think they should be starting ours soon (19 block)

So I drove by the site this morning and they have started to frame out the basements for block 19. I talked to the guy who was there working and he said that the subfloors are coming tomorrow and should be on by the end of the day, weather permiting. Will check it out again on saturday.
