Found this file on the Milton website and its a great tool. My wife sent me on a hunt to see what was expected during a walkthrough and the wonders of google I found it.

Hopefully its not breaking any rules / copywrites or anything but it could be very helpful, since well... we had no clue since this is our first house, first new house etc etc...

any tips if you've done one before? worth it to have the inspector with you for the framewalk?

Wow - that document is excellent. I'm going to customize it for our place and definitely use it for our framewalk - thanks for posting.

Funny that you post this Justmed, as I was thinking about googling framewalk stuff this morning on my way into work!
Awesome checklist! Definitely will come in handy.

Is anyone bringing an inspector with them?

(This is our first home too!)

I think (forget who it was) but that post on facebook about bringing a home inspector for the framewalk got me thinking about what all it entails and being the planner that I am, wanted to know what to expect.

Little editing for house specific stuff and I think this is a great start.

We're talking about the inspector, thing is there is so much more to go on afterwards, insulation, drywall etc... really no clue which way to go

I may consider a inspector for the framewalk but if not I would definately reccomend a qualified one prior to your one year after your closing date! Thats when most things arent covered under warranty and you are out of luck of there are things that you dont see or would consider problems! If you get a inspector like we are gonna do at around the 8 or 9 month mark, he will point out problems or potential issues that can be addressed when you put it on your repair list!
Remember to protect your investment and its worth the price for someone to insure that things are done right!:)

Something to consider, regarding an inspector for the framewalk....

I'm going to talk to an inspector and see if I can work out something with them, where he would come with me on the framewalk and then again on the PDI, without charging me for both. I know a few and will check if any are willing to work out a deal that they could come with us.

Typically, they are supposed to provide you with a report, but if people are only looking for some professional advice/opinion and want to keep it off the books, I can try to work out a deal with one of them.

Let me know if you're interested and I can try and get a price on what they would charge (cash) to just tag along as a "friend" and unofficially offer advice on what they see.
