Hi guys...just to let you know that the 5 fix has gone down some more. The 3.79% has to close within 30 days.
If you have a longer close, i can hold 3.85% for 120 days.

Hey Mat, why don't you quote the variable that can be locked into a 5 year fixed anytime. I think you'll get more people excited about that. Just a suggestion ... you can tell me to buzz off if you want. :D

As i had shared with you previously, i really don't see the variable as the better option, even less now that the spread has shrunk again with the 5 year as low as it is.
I've lost .10% also on my variable, so best i can do now is prime +.55%. Even if prime was going to go down another .25%, the possible upside is too small in my books when you can secure such a great rate for 5 years. Also, people are going to start locking in when they see rates go up...by that time you will have lost as the conversion rates offer won't be as good. Once the bank has you in, they don't need to offer as good a deal as the initial one to try to get your business.
But hey...if someone wants variable out there...I've got one of the better rates!
