Hello:

We are thinking about purchasing The Kingsley 2833sqft. Are there any owners of this home already? What upgrades would you reccomend and/or is there anything you would have done different if you had to buy again?

Any advise would be great!

I have a Stonehurst so I cannot help specifically but Phase 2 lot 9 is a Kingsley, next door to me, I have not met them yet, so I have no idea what changes they made.

Anyway here is what I would do: Looking at the "architect's choice" options in the brochure.

# 1 plasma ready wall. If you want the plasma ready wall so you can put your TV above the fireplace I would ask for the fireplace to moved to the wall facing into the breakfast area so that you can view the TV from the kitchen.

Don't get #2 because you still need a support wall, so the next step is not truly open like seen in the Emerson model home.

Don't get #3. I would leave the kitchen layout the way it is, I like the island, and I would ask for a cooktop in the island and a walloven cabinet. I would add pantry on the wall behind the island. I would also move the fridge location, because having it beside the wall which is deeper than the fridge is going to lead to the fridge hitting the wall and not being able to open the fridge fully. Look at the Emerson model home and you will see what I mean. You can ask for a 12- 18 inch pantry to be placed against the wall then place the fridge beside that.

Don't get #4 you should keep the laundry room upstairs.

#5,6,8 this depends on your family size, do you need three or four bedrooms, do you need a 3rd bathroom? I don't think I would pay for #5, you can open that space up later for less $.

#7 I would get the spa retreat and ask for a makeup counter between the double sinks. Although I don't like that this changes the size of the walk in closet, plus you would have to order #6 too.

#9. the rec room ready is worth it!

There are many more options they give you in the binder after you purchase, like archways for example. The more options you take from the brochure the more money they give you to spend on options from the binder. Some of the modifications I mention above like moving the fridge and adding cabinetry or a cooktop would be taken care of at your design appointments.
