Hi Phase 6'ers.......[i think there is only one other on this discussion board, Danny...lol]
They are digging the foundations....so that is a great sign. I went out today to take pics but they are digging today.
It looks like block 10 is dug.....and i think they are starting to dig my area, phase 6.
I will post pics when i take some.....lol

We bought a townhome in phase 4 and the girl at the sales office said we will be just a few steps behind the building of the townhomes in phase 6! Now I am really excited because hopefully this means something is going to happen soon for us!! :D

That's awesome they are starting your walls in May. I can't wait. Our closing is scheduled for January, so I guess we are about 3 months behind you. It's so boring waiting for them to start haha

Framing should start in phase 6 the first week in June. So head on over and tour the townhouses, it will help keep you going until they start to build phase 4.............lol
We went over and looked at the phase 6 townhomes today! I couldn't really tell the difference in the models so I had no idea which was which. They all look awesome so far though!! :) The one thing I noticed was how much bigger the larger basement windows are. We weren't sure at first if we were going to get those since there are only 2 windows but we did and I'm glad that we decided to.

I am glad you like phase 6...........LOL
I did not up grade my basement windows. The main reason I didnt was that I will be putting a deck at the back of the townhouse where the windows will be. The deck will likely be over top of the windows. So i decided there was no point. In the Southgate, a garden door opens up in the same area as the windows are. In addition I did not feel the rough in basement bathroom was necessary for me. The townhouse has 3 bathrooms, how many bathrooms does a 1509 sq foot home need....LOL
The other reason I didnt upgrade the basement windows was that i think they will be covered with window wells anyway. The top soil must come up very high.

haha... I just told my fiance what you said about why you chose not to get the larger windows and the deck covering them and he said "hmmm... good point, I should have thought about that!" lol! I'm not sure if we're going to have a deck but he eventually wants to. I am just surprised how small they are if you don't upgrade.
Either way, they will all look great :D

I did a quick look at the floor plan for the hespeler, i think that is your townhouse. To me based on the floor plans it looks like the windows in the basement are not under the patio door off of the kitchen.
So, maybe in your case it is not an issue with a deck. Depending on your deck size.
But, I am still not sure I would want bigger windows covered with window wells....LOL.....
I think if i wanted bigger windows I would have bought a townhouse in phase 6 with walk out basement or a lookout.....lol
Yeah, we honestly know nothing about buying a house so it's all new. Things like this it's really hard to decide when you have no clue lol! I was more thinking that we should get them because we can't change that later. It was really hard making all the upgrade decisions. I am looking forward to seeing the next steps of phase 6 for sure!!!

They have poured some of the basement floors.................
They are putting in services.....ie I think the sewer pipes that connect the house to the main lines.
Hopefully framing starts the first week in June.

Looks like they are going to begin framing in Phase 6.
They have floorong or wall pre fab sections sitting on top of some of the foundations......
Maybe I will post some pics on the weekend.

So I drove by the site on saturday on my way back from costco and saw the guys there framing out the lookouts in the basements. I didn't realize that having a lookout meant that you are going to have a deck that is almost 6' off the ground lol. I love it cause we bought a lookout in phase 4 and we are doing our own deck. Cannot wait!!!!!! Also he told me that where you see the spray painted lines, that is where the final grading needs to be so you can get an idea where your grass will be compared to where the bottom of the window will be. This is making me more impatient for them to start phase 4 lol.

Those pics are great. Things are just moving along so quickly. It is nice to see that phase 4 already has the stakes in with the lot #'s on them. Will have to take a look this weekend to find ours. So for those in phase 6, when are you closing dates?

LOL, Well if you want to be technical really We shouldnt be in the site or homes at all. But hell everyone does it! As long as you dont vandalise anything or steal anything, they dont seem to mind. Although WE were told to stay out of our place after we noted a few errors during build and Were locked out like almost 2 months before closing.
Just remember as the places get further along and finishing touches go in some soon to be owners might not really like the ideal of you touring their soon to be place while others dont really mind!
The whole process is fabulous and its a exciting thing to get pictures of.Enjoy the experience and all the best!

Yes I know the number of steps, they just poured my front pourch last week. One step was poured into the front pourch. Then there will be the concrete step they attach to the house.
Some of the townhouses behind me I think have more steps.
I think the top soil will come up quite high on the foundation in the front so that eliminates the need for a lot of steps.

Really, so you are only going to have one step then the porch?? I thought for sure there would be more but I didn't really think about the top soil. If you walked around the block behind mine, there are a few townhouses with 3 poured steps going to the front pourch. You can see how they altered the foundation to accomodate having poured steps as part of the pourch.
I guess it depends on elevation and maybe if you have a "lookout" lot.

I didn't notice the orange lines I will take a look next time. We don't have a lookout lot but we did add a door to the garage. I'm really interested to see how it turns out, I have a hard time imagining how things will look - I need to actually see it.

To me it seems they are speeding ahead......lol.....They are puting in pipes for plumbing now.
In the spring i was told that possession would be on time, which for me is oct 15 and that they did not expect it too be early.
Take a walk around phase 6, there are a number of pourches poured now with multiple steps. If you look at some of the foundations you will see an orange line painted on some of the foundations. Like i said before someone on this site said that is where the top soil level would be and it seems to fit where the steps are poured.
I am sure multiple steps will be okay. It might mean you see more of the foundation, but that can be nicely landscaped to hide. It will be interesting to see how Mattamy will finish them all off.
Mattamy puts up a privacy fence behind my place and I am not sure what to expect at this point.

Some of the blocks in Phase 6 are getting dry walled now.
For mine, they are just getting ready to do the wiring. If you want to tour phase 6 townhouse, you better do it soon. I think they are starting to lock some of them.
I drove by phase 4, looks like they are making more progress with road ways etc.

Those in block 19 of phase 4 will have the san antonio brick which is the lighter colour. We asked when we had our design appt what colour the brick was. I like the lighter colour myself better but everyone likes something different right.
There are 2 light brick colours.................lol
My brick is the colour of beach sand. There is another light brick which is more beige/cream in colour.
I think all the brick colours they used are good. Much better than what they used in UCC.
J&R, my first floor is dry walled now. If you want to go in and look around you better do it soon. The doors will likely be locked soon.....lol

I had frame walk today. Most of my house is dry walled now, they are just finishing off the upstairs. So, yes your place could be dry walled when they do the framewalk.
To me the townhouse looks great. I think the big purpose of the frame walk is for the owner to double check that all upgrades up to this point are completed. ie. number and placement of additional cable outlets, any changes to locations of ceiling lights, any other electrical or strucutural upgrades. removal of knee walls, addition of pot lights, valance lighting, operating windows etc....
I go to the house often so i think I know the house pretty well. I think as long as you go to your place as it is being built you can check for the upgrades you did. If you have any questions on the structure or framing etc...you can call the construction office and I am sure they will answer your questions, you dont need to wait for your frame walk to raise issues.

Great to hear that your framewalk appointment went well! I think we will be visiting our house as often as we can once it starts to be built, you are right it's better to make sure all the upgrades, etc. are ok before the framewalk appointment.

Hi Danny,
Here is what I think on the kneewall. We have it because we have the upgraded door to the garage. I saw a Southgate corner with no garage door entrance and they did not have that kneewall.
I am okay with it because it is easy to place furnitre against that knee wall in the great room. In addition, maybe it hides shoes etc as you come in through the garage.
If the kneewall was not there it would likely make the great room feel that much bigger.
I think the Southgate Corner 6-1 in my block does not have a door to the garage and they dont have a knee wall.

When you walked through the house did you notice if they framed in for a garage door.
Otherwise you would have to call the construction office to ask them why some Southgates have a knee wall and others dont.

I think Phase 6 is a great spot, so your son should be very happy there. With the fence across from his place, it will be a lot more private for him. In addition, when he has company cars can park on the street without worrying about a lot of traffic....lol
I am glad there is a street directly behind my place instead of someones backyard.
Has he heard anything about early possession. I am assuming his possession must be sometime in October. I know they are ahead of schedule, but i think what takes time is the cabinet maker.
I hope they do the grading this fall. In addition, I hope they put the fence up behind my place this fall. I doubt we will see sod until next June.

yes his closing is Oct 9th....he has asked for an earlier closing but Michele never gets back to him and when she does (few and far in between calls) she promises to get back to him by the end of the week and then never does.
He also asked her about moving his furnance cause they put in in the basement where a rec room would go instead of by the washer and dryer......now they put in the water heater right beside it.
He is very dissapointed with the customer service......other than that, he loves his house.....they tiled on the weekend.........and are way a head of schedule.......but the sooner he gets into his own place the sooner he gets out of mine

Phase 6 has different people looking after it than the other phases.

My baseboards are in now. There is still some corner round to be put down where the hard wood will be.
I upgraded to "Trim Package 2" which included 4 inch step baseboard and 2 3/4 inch step window casing. it wasnt a bad price i didnt think.....lol
Crown moding around ceiling i will do myself. But the baseboards i thought would be a head ach....lol
If was to do it again, i might pay the extra for the 5 1 /2 inch baseboard......My ceilings are the standard 8 foot, so I didnt want the baseboard to be too tall. If i want to increase the size down the road i will just attach a piece of molding one inch about the baseboard and paint the whole area out.

The cupboards look great. However the stairs dont look like they are the right colour to me.
They are suppose to match the vienna hardwood, so they should be a color closer to the kitchen cupboards i think.
I am not sure if they have to put more coats on it or not.....
I will have to call the construction office to ask..............

The counter is natural canvas.........it looks great with the cupboards. In the pics it looks white, but it is actually a really nice tan colour. The back splash is going to be tunbled marble travertine light.....it goes great with the natural canvas counter.

I only changed my mind on the counter 3 times.....lol.......First i wanted buterrum, ( or what ever its called), then i wanted travertine, then i selected the natural canvas.....lol
I thought the back splash had a really nice contrast with the natural canvas....
The floor tile is Cosmos natural cream, it looks great with the maple cocoa cabinets and natural canvas counter.....
Before the cocoa maple became available as an included door I was so depressed. We didn't really have the money in our budget to upgrade all the cabinetry in the house.
Canac going out of business was the reason this door became available to the bigger houses. Before that it was only available for the smaller homes. Surprising since, in my opinion, it's as good as alot of the upgraded doors. I should know I went to every Aya showroom in the GTA and even checked out some doors as samples because the design center didn't have a good selection back then. I couldn't justify the cost of upgrading the doors since there wasn't a huge difference in how they looked but there was a huge difference in how much they cost.

lol JRB...I changed my mind a hundred times on things!!! its looks really great...I got the maple clove cabinets with butterrum counters(which I regret) and anatolia beige tiles...we'll see!!!

Ya, the cocoa colour is beautiful and looks great with the natural canvas counter and the cosmos natural cream. The tubmled marble travertine light backsplash will pull it all together. Now i just need to make sure i get them to fix the stairs to sort of match the colour.....lol

I was going to use the anatolia beige at first but that was another thing i changed....lol.......My ajoining great room will have Vienna Mirage hardwood and the anatolia beige had to much tan in it to match the vienna floor.....in my opinion anyway.....lol I thought the cosmos natural tan was a better match for the hardwood.
In my front foyer, i used campogalliano sandstone because the colour tone matched the hardwood.
The tubmled marble travertine light backsplash will pull it all together.
Jason, you might want to consider putting some cardboard behind your stove to protect the backsplash until you can get it sealed. I left the cardboard up for several weeks even after it was sealed just to be safe. If you're sealing it yourself use a non-shiny sealer and go over it several times because this backsplash is very porous and you want to keep it looking good for a long time.
I plan to make my son use the cardboard every time he makes chicken wings and the hot sauce that goes with it. He splashes it everywhere! I love this backsplash so much I can't bear the thought of hot sauce stains on it.

This is where it gets a little tricky. Groutmasters didn't want to seal the tile itself because they said they normally only seal the grout. I think sealing this kind of backsplash was a first for the person who did it. I said but the grout is everywhere even at different places inside the tile since it's an old fashioned rugged look. They put the sealer all over and wiped down the smooth parts of the tile but only a little bit. They were concerned about how it might affect the look of the tile if it was sealed too. It looks fine and now the whole thing is protected.

Yes i did some upgrades to the kitchen ......but the cupboards were standard.
I upgraded the following in the kitchen:
Angled corner cabinet
Deep fridge upper
Flush light valance ( wood piece under cabinet)
Rough in for pendant lights above island
Micro hood fan.
Backsplash, therefore the lip on the counter( at the back) was deleted.

well if your just looking at the pics...its hard to get the correct colour to show up. ie. in my pics i have the natural canvas counter top and it is tan but in pics it looks white...(and you know how great the natural canvas counter looks....LOL) I have a lot of light in the kitchen......in person, the cupboards dont look too dark.........
I think they put another coat of stain on my railings and pickets.............I am not sure how much a difference the varnish will make to the look of the stairs..................

lol!! I've been locked out for like 3 weeks now!! I don't even know if I have cupboards!! I close on the 21st.....don't know when my PDI will be.
Jason, many things can be dealt with on your 30 day list. I would spend alot of time on the cabinetry, counters and hardwood during the PDI. These are things that they might give you a hard time about later if you don't document them.
Bring some green painters tape with you for the PDI and be brutal with the cabinetry. If a door is damaged write REPLACE on the green tape and put it on the door. Be super picky with the hardwood stairs and floors. New stuff isn't supposed to be banged up. Hopefully you won't have too many of these problems but if you do you have to make sure you document everything on the PDI forms.

We showed up for our appointment EARLY at 7:45AM on a cold winter morning with a home inspector! Todd was ok with it (we told him we were bringing him) but the supervisor seemed to find it unnerving even though the home inspector wasn't there to do a proper inspection. He was just there to help us fill out the PDI forms. We wanted to make sure we didn't miss anything and after reading what some of the homeowners who closed before us posted I was really nervous about it.
I found the supervisor's reaction a little surprising and it made me wonder what could be wrong with the house that he would act this way. Well you've all seen my 30 day list! That guy should never play poker. I heard he's no longer employed by Mattamy.
So, how many Mattamy people will be there at the PDI.

On the outside of my house, on the front door, the square with the key hole is crocked, it is really noticeable.....LOL...........
Under my eves, there is a section of trim that slopes downward, but on the other side it is perfectly square........
It looks like the vynal trim around garage door is scrapped............
some of the places where the wall joins the ceilings are not square......
It really should just be you and Todd but we found there were other people hovering around just before the PDI and right after. The painters were waiting for us to leave so they could finish painting. It was kind of weird considering the PDI was the day before we closed. You could tell the place needed way more TLC than it had received.
Todd pulled a few other people in as our home inspector brought things to his attention.
I am not sure how picky to be.....lol
This is where I found having a home inspector come in before the 30 day really helpful. I needed to make sure that the things on my list were those that would be covered by warranty and not just me being a perfectionist. Unfortunately the list of warranty items was so long the perfectionist had to go into hibernation.

The kitchen looks great Jason. Love the contrast between light and dark. The microwave over the range looks good ... my husband wanted that but I talked him out of it. I feel stupid now ... our cupboards above the stove start much lower than yours so we won't be able to put one in.

I am really happy with the micro above range. In a townhouse you have limited counter space, so its a great option.
It was expesnive through Mattamy, I guess they have to wire for it and shorten the cabinet. I only use a micro wave to re heat food and to make popcorn.....lol

Your house looks AMAZING!!!! Great job on the choices! I also love the contrast in the kitchen with the light and dark. That's the backsplash we wanted but we didn't end up getting it at all, I wish we did! The stairs look great, I love the square pickets. Hardwood looks amazing! Everything is coming together very nicely :) Plus I LOVE the colour of your brick! Thanks for sharing your pictures!!

PDI is on Friday, i went in the house tonight and looked around....lol
I will likely have an inspector check the place out before the year is up. So, for PDI i wont really know if things have been done correctly.
I can check more basic things ie cupboards, floors etc......
Biggest thing i notice is that the fireplace failed the inspection for 2 reasons.....i assume Mattamy will make sure it is fixed by closing.

if you are not hiring an inspector, if you google PDI checklists, you will see many check lists for PDI.
If you have any carpet, make sure you double check where the registers were as the place was being built. I think they may have carpeted over one of mine in master bedroom....lol I think as the house was built, Mattamy puts a piece of metal over ducts to keep them clean, then its easy for carpeters to carpet over them...lol

PDI went okay, nothing really major. Some adjustments on kitchen cabinets, fireplace not working.etc. nothing major.
I will need to move in and take note of things for a 30 day list. Before the year is over I will hire a building inspector.
If you installed a fireplace make sure you test it during your PDI. Make sure you all note where your registers are in the rooms you are having carpet. During construction the builder seems to put a metal sheet over the register openning and then the people laying the carpet may carpet over them. One of my registers in the master bedroom was carpeted over. During the PDI, a Mattamy guy was there doing some touch ups and he fixed the register issue right a way, so that was a good thing.

Chosing a pendant light is a difficult decision.....lol I may go with one of the cylnder lights posted in the previous pics....lol
I want a "clean lined" light, sort of contemporary .....lol
Well tomorrow is Oct 15...lol Its suppose to be closing of my townhouse. It is suppose to be the end of waiting 15 months from time to purchase...lol But the Mattamy saga will continue.
Phase 6 townhouses are "Freehold Common" The common area is the road as it is not a city street. Mattamy has to register the townhouses with the City. It is suppose to be a lengthy process. This process is not finalized yet.
Therefore, tomorrow is only an "Interim Closing". No closing costs are paid and no money is transferred from the bank.
However, Mattamy does charge an "Occupancy Fee". I will be charged this the remainder of October and at least the month of November. The lawyer does not know when final closing will be. "Occupancy is comprised of common expense fee, realty taxes, interest on balance due.
I guess this is a common situation whenever it is a condo, although "freehold Common"
I hope this posting does help who ever else reads this from phase 6.
