You're amazing - I've been meaning to do that for our model - but every time we go we forget the tape measure...you wouldn't mind doing this for us, would you? ;)

Haha Thanks Babymaeby!
As soon as our windows went in I kept telling Kevin lets measure it, and then we forgot the measuring tape. Then this weekend, I remembered it. I thought it would be helpful to Hillcrest owners - That way they can shop for window treatments ahead of time if they wanted.

If you'd like, I can go in and measure yours this weekend :) We'll head up on Sunday afternoon, and I can post it for you the same day!

Thanks for the window measurements for the Hillcrest, SmartSexy. It will be a handy list to have in my purse, just in case I see something I like, while I am "window shopping" for items for my new home.
I am slowly filling up my present place with things that come on sale so that I don't have to pay full price come April. I can hardly move in here! The fact that the stores are putting lots of items on sale for Christmas makes this a great time to shop!
Thanks, again.

HAHA Penguin, I am the exact same way! Since September, anything that has been on sale we've been picking up. I love shopping for deals, so anything I can get my hands on instead of paying the full price makes me happy!! :D
I thought that posting the measurements would help out those who are far away from them building and would like to know it ahead of time. We asked at the decor appointments and they didn't know the size of the windows going to be used.

Me three! The three of us are on the same wavelength as Warren Buffet. Did you hear that nasty rumor about a recession?:)

Never thought I could afford to shop at Ethan Allen ... but at 50% off I can. They have a model sale coming up. Almost every floor model is going to be on sale.

I've run out of space to store stuff at my current home. I have 2 storage units full with a third one on the way for all the deals I'm picking up!

Like you K.C. We're also running out of room. I have a storage unit that is quickly running out of space!

But I still won't turn down a good deal :)

Hi Smartsexystylish,
How exciting it must be to see your walls up. Your home is starting to take shape! How did you convince them to put up a half wall in the great room? We asked and asked for that and she refused consistantly. She said that it was a knee-wall and that is all there was to it. It sure makes a difference who you have for a consultant as to what information/available options are provided and what changes are allowed.

Hi Penguin,
Honestly, it is so awesome seeing walls up! Everytime we have gone into our house it has been so exciting to see the progress! This weekend there was people working in our house and we asked them if we can come in and take some photos and they allowed us.
As for the kneewall issue, I raised that question with Kevin too as I thought we were supposed to get a kneewall instead of a half wall. I thought it was a knee wall as it says in the book a kneewall but it also shows that there is a column. We never asked for this at all, apparently it's included. lol so I don't know what to say :s
You sure you're not getting the same thing as us???

its great to see pics on here now..........

Is that a corner fireplace in the one pic..........

I am waiting to here if they will put a corner fireplace in my southgate end.....in the southgate corner they do it......The end is basically the same as the corner so i dont see why it would be an issue....LOL

Corner fireplace is a great use of space, i think....LOL

Hey Jason,
Yes that is a nice corner fireplace in one of the pics, with a plasma ready wall above. I'm hoping they won't give you too much of a problem for getting a fireplace in yours. I love the fireplace and I think it's a great upgrade. Would yours have a plasma ready wall above?

Haha Oh I know, I have batteries waiting to get abused for all the pictures I will be taking photos of the cabinets.

Are you stalking me :P I think that's the cabinets we got, I would have to double check for sure. If that's the brown one that everyone is getting then yes, I think that's the one we got lol.

I will take a million and one photos for you of the cabinets. Hell if you would like you can come over when we close, have a beer and look at the cabinets in person if that would help you out lol. I'm all for helping out anyone in the community! I wish we had someone before our phase that we can look at it. I guess being a guinea pig won't be so bad after all lol.

lol........well first when i asked about the corner fireplace they said no.....They said it was only available in the Southgate corner......

Then i asked the question again [its basically the same model]......lol....and I am waiting to here the answer.....lol

The fireplace they would stick on the main wall would stick out in the room 2 feet.........but i guess a big mantle is nice.....lol..............But, you have to have a fireplace....

Its the same cupboards,,,,,but i think you were going with zodiac counter.....lol.....

I was thinking travertine counter, tunmbled marble travertine back splash......I am just not sure of the cocoa cupbaords and matching floor. Otherwise i will go with floor in the greenway model...[dark honey oak].....and have cinnamon monterry cabinets.

I wonder if you are limited in wall colour and furniture if you use cocoa cupbaords, floor and stairs..........I know that a grey blue wall colour is very popular with chocolate brown............

Beautiful bay window.....it looks like there are lots of windows in your model......and nice soaker tub.............in a townhouse, the soaker is just rectangle..........lol....

I cant wait to see all of your pics..........i hope they hurry up with your cabinets...lol....and floor.......i think you are using matching floor...lol

Dion,
The pics of the new house is looking nice. It seems like it was yesterday when you posted pics of the framing. Have they started the brick yet? I am looking forward to seeing a hillcrest with cabinets. I am still trying to get a feel for the kitchen space with installed cabinets. If you see any hillcrests at the site with cabinets, note the lot # and let me know.

I noticed a light fixture will be near the patio doors....was that standard?

Jason, keep me posted if they allow you to have one or not! I'm curious to see if they will.
I loveee the bay window. I love natural light so this was mandatory LOL. And Yes, I find the house has lots of windows and they are all large! I love it!!!!! Walking throught all that bright sunshine makes me happy lol.
Thanks. I was super happy to have the corner tub. I'm sorry to say but I love the corner compared to the rectangle lol.

Haha I hope they hurry with my cabinets too. Im dying to see how it all looks pulled together. Our tiles are lighter than the cabinets (I think) we wanted a nice contrast between the cabinets, tiles and the maple vienna hardwood :)

Hey Fletcher!

Thanks! And haha yea it was like yesterday that it was just a frame. Over the last 3 weeks we have seen HUGE changes. Frame to electrical and ducting to drywall!!!
As of Sunday they hadn't started to brick yet (It's sitting on a pallet in front of our house) They should've bricked mid month last month! I've enquired about when they will start so I'm hoping to hear back shortly! Kevin and I are hoping we'll see our brick this weekend.
I can't wait until they put cabinets in lol I think we're about a month away from that still (but who knows!) I also want to get a feel for the space in the kitchen!
Keep an eye on Lot 167 for cabinets. They should be getting them any day now! The problem being, they usually keep the doors locked when the cabinets are installed (So no one goes in and vandalizes or steals them) but try your luck at the site if you go! We were locked out this past Sunday for that house, but got into the Thompson right next door! They have the power and furnace on in both homes so they are getting super close to completion!!

The light fixture near the patio doors is standard. You get one in the back yard, and 3 in the front (both sides of the garage and one by the front door) They placed the patio door light at the far end of the house so it only lit up that one side (and a bit of the neighbours) so we requested them to move the light to the other side of the patio door (to the middle of the house) to light up more area. I can take a pic of our house if I don't make sense lol.

Hey Jason,

Our tiles are being laid next week. The hardwood is probably one of the last things to get done. Our cabinets should be in around boxing day :D
I will be breaking into my own house to take as many photos as I can before they cart me away LOL jks (But I do plan on making an appointment with Mattamy to see it when the cabinets and flooring is installed!) So I will be taking a million and one photos then!
We have carpets on the stairs - We decided against the upgraded stairs. Unfortunately it wasn't in the budget :(
The risers, stringer and pickets will all be stained to match the hardwood. I like the whole pulled together and matching look. I wanted it to all blend into together smoothly.

Dion,
The house is looking good. It seems they are getting very close to the bricking stage. I went to the site today and noticed the kitchen cabinets have been installed in the hillcrest on lot 130. The cabinets were dark...I think they may be the cocoa colour....tough to see since it was getting dark when I was peaking thru the patio doors. I will need to take another visit during the weekend during the daylight hours. Doors were locked :(

Hye Fletcher,

Thanks. We should have brick by now (they told us that they would be starting it this week) I'll be a little disappointed if we don't have brick already - They're really behind on bricking our place!! Did you see our place? Is it bricked? lol

Ohhh I have to go to Lot 130 now!!! I wonder when they close if they have their cabinets in already.. I'm so excited to see them haha. We're going up tomorrow afternoon so I won't have to wait long thankfully!

hi everyone, i also bought the hillcrest elevation B. I get mine in oct 09. I chose devon cream for the bricks so far. I'm really excited to get this so its great to see some pix!! i didn't get the fireplace because my brother does heating and air and can install one for 1/4 of the price that they were selling them at. the only big thing I got was the upgraded kitchen and the cold cellar. i almost upgraded the bathroom, but i didn't like the idea of losing some closet space and bathroom counter space....but damn the oasis bathroom looks pretty sweet!!

the only thing about this whole process that is kind of stressing me is the new prices.....I get the news updates as I am still registered, and according to that, they are selling almost all detached homes at 30-40 thousand less than what we paid for just a month ago (now starting at 214000+ WAY more $'s in included upgrades) I'm hoping they are crappy lots, but now i kind of wish i waited to buy. otherwise I'm hoping it was a typo:)

KM.
12-13-2008, 10:25 AM
We went with the upgraded Ensuite Oasis and are so glad we did. Take a look at lot 167 or 130 if you can get in them, and then look at lot 145. The standard ensuite is much smaller and feels cramped and dark compared to the bigger ensuite in 145. Just my personal preference, but you might want to compare the two if you're still on the fence.

Also, the new prices are for the smaller sized houses (they introduced new floorplans). The price of the Hillcrest has remained the same -- you're not missing out on any real good deals. From what I understand, the better upgrades are on the inventory lots (ones that should've sold long ago but are still open) to entice people to take those lots over the later phases.

Hi Newhomeowner!
I agree fully with KM. Looking at the bathroom not upgraded I see that we made a fantastic choice. Yes you do lose some closet space but IMHO It is sooooo much more worth it to upgrade! Check out my lot (145) and go into another Hillcrest that isn't upgraded - Lot 167 & 130 are normally locked now. Try the other 2 hillcrests on Callaway Lot 134 & 137 I think. I think one of those isn't upgraded.
It's cramped without the upgrade!

I heard today that Mattamy will put a corner fireplace in my Southgate End townhouse. YEA!!!!!!!!!!!!!!!!!!!!!!!!!!!!1

I think it is a good option. In the southgate end townhouse the foundation is not extended so it would stick out 2 feet on main wall...........So, i think a corner fireplace is a good option..........and your looks great.

We'll be heading up on Christmas day to check it out as well as to show Kevin's brother the house for the first time (He's flying in for Xmas) and he won't likely see it anytime after it's finished (If he flies home next Christmas then that will be his 1st time seeing it finished lol)

Then we'll be heading up on Dec 29th as we have an appointment with the builder to check out the progress as well as to see what the next upcoming weeks shall be. I'm crossing my fingers and hoping we'll have cabinetry in by then!

Update: I asked when we should expect cabinets to arrive and they said the week of Jan 19th :D So stay tuned for pictures of them then. I am super excited and can't wait to see how it looks!

Wow, that stain looks awesome. Good choice!

Sometimes the rail and banister don't match up exactly because they are two different pieces of wood but yours looks perfect.

We went natural on the stairs because I was concerned about the stains matching properly. After seeing yours I'm jealous!

Hi Smartsexystylish

Your pics are great!

I want to see more................

The stain on the stairs looks great!...............

I cant wait to see your floors......................Take TONS of pics of your floors and cupboards..................

My Southgate end townhouse will almost be identical inside in terms of colours...........LOL....I am thinking of going with the square post for the stairs.....I will do hard wood on stairs but white pickets, risers, stringer....I hope it will look okay.

That window in the bedroom is beautiful. The elevation of my Southgate end townhose has a similar window....................I think it is too nice for a guest room so I will use it as a second floor tv room........LOL

I am looking forward to seeing the rest of your pics. I am in phase 6, so they wont likely dog the foundatyion till spring........LOL

Thanks. I love the stain now to see the hardwood :)
HAHA I will take a million and one photos of the flooring and cabinetry!!
I think the colour choices of your stairs will look great! I wish we'd had room in the budget for hardwood stairs Oh wells lol

Haha We thought about using that room as our office but we decided all that beautiful light won't work well with our computer screens! Plus that puts the guests on the opposite side of the house from us lol. (And it's a guest/tv room, so when Kevin is watching something I don't want to watch, I'll watch TV up there :D )

Haha When you start getting your foundation and frames up I'll re-live it all with you. For the meantime you can live through us :) You're lucky that you get to see the colour choices and everything ahead of time. I wish we had a group of houses go before us (The towns and phase 2 will all roughly close around the same time) so we can see and hear what it's all like. Meh. Some one's gotta be first right?

I was looking through the pics on facebook and i saw your pics of the walk in closet.

Those wire racks on top of the rods is that the standard the Mattamy provides. Or are those the racks that are an upgrade with Mattamy for $120.00 i think. Mattamy calls them sweater racks I think.

Thanks,

Hey Jason,

Are you referring to this photo? That's the only closet photo I can find through my gazillion photos on facebook LOL

I think the ones in the above picture are all standard.

In our walk in we have the blocks of wood where the shelves will be attached and they are standard (we didn't pay extra for them)

Hey Jason,

Have you tried calling the construction office and ask Suzanne when phase 6 (Or your townhouse lot) is expected to get excavated! She is super friendly and helpful so at least that way you have a general idea of when to expect to see progress :)

4th Photo: Stairs with the carpets (The stained pickets and post is really dirty LOL)

5th Photo: Lookie what they remembered!!! Looks like they also gave us the shower bar as a additional gift since they forgot the door haha

I like the contrast between the dark cabinets and light tiles. I haven't picked my tiles yet since my colours appt is at the end of Feb. I cannot remember the name of the tile, but it's standard and part of the "traditional" collection. It's light beige with small brown specks....it may have the word "cream" in the name.

Good choice with the Vienna floors. Should look sharp against the light tiles.

My design appointment is at the end of Feb. as well.

I am still trying to find out when phase 6 will start....LOL.............
My possession is mid October, but I am hoping for August so I can get sod.....LOL

I am in Mexico right now for work [ my 15 month here......i go back and forth...lol......I work for Linamar].......But this friday my time in Mexico ends....LOL....[i fly back to Canada]....and I will be local for a while .....YEA!!!!!

First thing I do Saturday will be to get my Tim Hortons coffee and head to the design centre to check out "Banff Light Grey" and "Devon Cream"....lol

STyle, I cant remember what counter you used with that floor [are you the one that used "concrete".........

I was thinking of using "Travertine" with the matching tumbled marble light subway tile", I wonder how that would look with the Banff light grey or devon cream.

The design consultants suggested I use something called "Euro Calcutta" i think that was the name. But, on the milton site it said Euro calcutta was going to be discontinued, so I am not sure.

I may use toreador beige or brown [i think that is name] for tile in front entrance, It is a darker floor and may hide the dirt.

The vienna floor looks great, but it sure does show the dirt with the sun shinning in.....LOL

LOL Jason, you make me laugh. What are you going to do when your in warm Mexico and they are working on your house???

Did you call the construction office to see when they will start? Otherwise you can expect them to tell you at your DC appointment.

If you're going to swing by the development, you're more than welcome to check out my place to see everything in person ;) Otherwise, I'll invite you over after my closing - Maybe it'll help you finalize your choices (on whether you want to go with something or not)

I want to see how the hardwood looks like when it's clean and in the sunlight. In my photos it is SUPER dusty/dirty from the workers, and I would never have it like that in my house lol (I'm allergic to dust!) I'm sure it would look pretty nice when it's all cleaned up!

Our first appt was structural only. We will be picking the colours in our next appt, scheduled for end of Feb. You should ask your consultant during your appt about the start date of your foundation...they should know

Oh and I forgot to mention did you know our postal codes are now posted on canadapost.ca!!!! Very exciting!! We will definitely ask about when our foundation will be poured for sure!

Hey you!!
Two weeks!?!?!?!? Wow that is awesome I wish it was that close for us!! But it's not too far away now, just under six months!!!!! It's funny you say that about the design book as I take it everywhere with me!! Oh and by the way I was able to convince my husband to stain our railing etc. now after viewing the picture of yours!!!!!! So thanks for that!!!!!! I'll owe you guys!!!! Come over for beers when ever your free after July 09:)
Keep keeping us posted!!! Extremely grateful viewer!!!:) D

Hey Danielle,
Yup! 2 LONG weeks away haha!! It's so exciting to think that we will be having our PDI next week!!!! But let me tell you it's super stressful getting things in order haha Almost every night this week we have things to do pertaining to the house. And repeat next week lol. It's all good and worth it!

Haha Watch as soon as your 2nd appointment is done, a couple weeks after you will put it somewhere and only refer back to it when you recall something or someone asks you to check something lol.

Good call with the stain. I can't imagine not doing it now. It looks fantastic and worth every dollar lol. You guys will definitely have to come over when we're all moved in and check it all out if you'd like :)
I'm glad you like staying informed! I will continue keeping it up :)

I will call construction office when i return to find out when phase 6 will begin.....I am trying to keep my cell phone costs down. Everything is a trade off....LOL.....increase cell phone bill or an upgrade.....lol

I am considering 8 pot lights.....lol......just as accent lighting on larger walls for art work etc......[ 3 formal room; 3 great room; 2 kitchen]........

Everyhting i do now i think of the trade off......eat out or a pot light; new clothes or a pot light....lol.....you know how it is..........

Jason

Haha Jason,
I know exactly how it feels to think like that!

I can only imagine how crazy things are getting now! With a combination of excitment and pure stress!!! I can't wait!!! I know that sounds crazy but just purely the thought of us finally owning our own home and in such a great neighbourhood with amazing people!!!! Every time we drive through the development I still stop and look at the ponds they have created, the parks and pathways!!! Along with some original trees that they didn't just simply tear down!!!! The breath taking part is by the older house (I believe it's for the construction staff) where they created the river with the walking bridge!!! I can't wait to get our dog and go for walks!!!!!!! It's going to be awesome! Apparently I'm excited and rambling but oh well.

As for the stain it was something we toyed with previously but we moved it in the priority list. When I reread the contract about how it must be varnished to be completed and seeing the whole process, thanks you your pics!! :-) It moved back up to the top of the priority list. We were talking about doing it ourselves the minute we moved in (as I've done several pieces of furniture and it truly isn't hard) but you wouldn't be able to take of all the pickets nicely and the edging would be hard to do without getting the carpet and we are leaning towards a lighter carpet as well so it doesn't make sense anymore! Your pictures definitely sealed the deal with what we were going to do!

We would love to come visit for sure!!!! That would be awesome. Well as always keep us posted about every detail. Good luck with this week and next. Remember there is an extremely bright light at the end of the tunnel for you guys!!:)

Loving the house so far!

The 1st bathroom vanity picture is our guest bathroom. The 2nd and 3rd photos are of our master ensuite :D
The 4th photo is of our bedroom - They decided to carpet over a vent on the floor (We had 2 under the windows) So when you walk over where it used to be, your foot slides into the hole in the carpet... Will definitely point this out during the PDI!

The last photo shows some of the siding and soffits on our house. Not too sure if I like it yet. I hope it grows on me lol

Hey Fletcher,
You are most welcome. I'm glad you liked looking at the photos :) Thanks for the compliment on the kitchen. I am very happy with the choices we made, especially with Canac going out of business and I was worried that I wouldn't like these cabinets as much as the chocolate pear!
I am soooo excited, we are less than 11 days away til closing!!

I love the back splash! I think it was money well spent. The cupboards look great too imo. Which colour did you end up going with?

Thanks for the compliment! Not long at all until we take possession!
I am glad that I helped you out to envision your hillcrest. I know exactly how hard it is to choose something off of a small slab, or one cabinet door! I cannot envision ANYTHING haha. I changed my mind on all colour selections throughout the house a million times (Drove poor Kevin nuts!) but in the end, I think we made some great choices! What did you end up choosing? If you ever want to swing by when we close to get a first hand look at the hillcrest, you are more than welcome to visit :)

Hi Smart,

Finally more pics............LOL................But you should post more pics of your corner fireplace...............

Your place looks Great!!!!!!!!!!!!!!!!

The cupboards are beautiful...............I will be using the exact same...........I really like the angled upper after seeing the pic of your kitchen.......

The outside of your house is great as well..............Your brick colour is great and I like the trim colour.............

I still have dirt.....LOL..........I contacted Sofi [customer care] and she said my townhouse would not be early or late.....LOL

I went back to design centre yeaterday.............I have decided to use the Monterry cocoa cabinet, Cosmos natural cream floor tile, Natural canvas counter top, tumbled marble travertine light back splash.............Of course Vienna hardwood on rest of first floor......with trim package 2..

I decided to have all stairs and rails and pickets stained....LOL.......I figured If i dont like it I can always paint the riser etc...LOL A friend of mine told me it would be easier to go from stain to paint if i hated it then from paint to stain......and it is cheaper to do all stain .....

Front entrance way and powder room I am upgrading tile....in total only about 240.00 so not a bad price......so level 2 "Campogalliano sandstone" a darker tile but blends great with vienna hardwood..............

You must be so excited now.......

Hey Jason,
Ask and you shall receive! I have attached 2 fireplace photos from last week's trip :)
I love the way the cabinetry looks! I think we made some great descisions :) I also think the upgraded corner cabinet was a good thing to upgrade to also. The only thing that I noticed that I thought may have some wasted space is the deep bottom cabinet in the corner of the room. It is really deep! I may have to climb in there to put anything in and pull anything out LOL
Did Sofi tell you when they expect to start on your place?
Your selections sound awesome and I can't wait to see pics of the progress and it completed :)

Great pics of the fireplace.............

So, how does the oyster look....................do you notice a contrast with the white trim...................

What colours will you eventually paint your walls..........I am thinking a grey -tan when i do paint...............

The cocoa colour on the back of your island area where the sink is, was that an upgrade or standard.....it looks great......

No word when construction will start, likely April or early may would be my guess.....

Hey Jason,
Thanks. I like the fireplace :) I should've taken some pics of it this week as they had opened the "wood logs" and placed it all nicely inside the fireplace. I guess I was too excited with the cabinets I forgot to take a couple photos I wanted to take haha.

I think the Oyster does have a nice contrast with the wite trim. Since we plan on painting only 4 rooms right off the bat, everything else will remain the oyster colour and I think it should be ok.

Because we both like to experiment with colours we're not too sure exactly what we will be doing (We'll be shopping this week for colours to finalize it all) but they will most likely be bold and fun colours haha

The colour on the back of the island/sink area is standard. The only upgrade that I know of for that area is to get faux doors.

Hey Newhomeowner,
The moulding, valance and under cabinet lighting is all upgrades. The flush valance was part of a package we chose (Group C Designer Alternative - Plus you get a 10% discount for choosing packages) By itself is $289.00
The 5cm crown moulding was $338.00
The valance lighting costs $549.00

The pullout door that's missing a handle ... is that supposed to be the recycling bin? I guess they thought they were being smart by not putting a handle on it but that's not going to wear well especially considering the number of times you would be pulling that door open in a day.

babymaeby

It's hard to know where to place the handle - if you put it on the one side so it matches the door next to it, then it might wreck the mechanism by always getting pulled to one side...but if you put it across the top like a drawer, then it will look funny...maybe that's why they didn't give you one?

I'm pretty sure I ordered 2 sets of recycling bins and they are going to be placed underneath one long existing drawer so they should be able to put the handles in the middle without them looking weird or pulling too much in one direction. I guess when you order 1 set of recycling bins it can be a problem. If their recycling stuff wasn't so overpriced most people would end up buying two sets like I did because you really do need that many.

In our design guide it didn't mention the door pull out would be a recycling bin. We thought (and we're led to believe) it was a pantry pull out sort of thing. I think it may have been with Canac cabiniets and then when we switched to Aya they put in a recycling bin section... on the website they have an option for the panty type one and we're going to try and switch the two!

Yea, I agree with you! It looks a little odd that its the oppisite way compared to the one on the right (They installed it as they would a top drawer) but I would prefer it as to pull out the drawer it makes sense to have it on the top lol if that makes any sense!

Also - the pictures look AMAZING - what a difference cleaning makes, huh? Love the floors in the great room with the paint and corner fireplace - you are going to love that room.

Haha no no, not a stupid question at all. It's a rather amusing answer I have for you actually.... (well amusing to me!) You see the one end clearly visible from the plasma wall. The other end comes out (wait for it.....) in the basement! Yup! You're probably thinking why would they do that - Who knows!
On our framewalk we were told we can just drill up from the basement through our hardwood floors (Yea OK!!!) and then figure out where to go from there. Firstly, we're not drilling any holes through the hardwood lol and secondly, we didn't plan on having a media unit on the floor next to the fireplace.... So the conduit is pretty much useless to us.
If we had a media niche like you guys then it would totally be useful and handy, but in our case it's not. Hope that helps lol Oh and we're finding that the extra conduit that we paid to have installed from the basement to the attic is somewhat useless.... ugh :(

Isnt the conduit behind the fireplace wall! It always goes to the basement and why would you need to drill through your hardwood anyway! Thats insane! its suppose to run behind the wall not through the floor! A conduit is good for running wires like speaker etc!

What you could do is run the wires through the conduit and then drill a hole up from the basement into the wall where you will be putting your cable box and DVD player (or whatever). Then you can drill a hole in the wall to pass the cables through. The nice thing about doing it this way is that if you decide to move the location of your cable box, you just need to patch a small hole in the drywall and put a new one wherever you decide to put the cable box.

Why do you find the conduit from the basement to the attic useless?

lol no. I'm not sure what the deal is with Dion's conduits but normally the second conduit is placed where you want it in the same room on the same wall as the plasma.

Agreed - our conduit goes from the plasma wall to the basement ceiling - then there's a gap of about 2 feet across a couple floor joists - then another conduit runs up from the basement to the wall where we specified for our cable box/stereo/media centre PC to go.

Here's another question for everyone who got a plasma wall...how do you make sure that your flat screen is surge protected? We have one of those fancy monster power bars - but that's not going to fit up above the fireplace. What to do?

I've my tv wall mounted right now and all I did was put some double sided tape on the back of my power bar and stuck it to a niceflat spot on the back of the tv.

I think Mattamy offered something but it was for the whole house and I don't remember the cost but it was pricey. You can probably get something similar done from an outside contractor at a much cheaper price.

I don't know how this works or how much it costs but it looked interesting: http://www.geindustrial.com/cwc/Dispatcher?REQUEST=PRODUCTS&pnlid=3&id=thqlsurg

Rather than plugging it into the outlet that is behind the TV, you could run an extension cord through the conduit and plug the TV into that and then the other end into the power bar.

I didn't even think about the fact that they mount the cable outlet behind the TV automatically and never thought to ask them to mount it in the media niche. It's kinda dumb that i have to run a piece of coax from the jack behind the TV, through the conduit, down into my cable box and then run an HDMI cable back up from my cable box, through the conduit and into the TV. OH WELL!! It's one of those things that show that they really don't put much thought into the practicality of their plans. When they were just putting in TV niches into the walls, for tube TVs, it would have made perfect sense to install the cable jack behind the TV...not anymore though.

When we went for our design appointment, Jen told us to move the cable outlet from behind the t.v closer to the floor beside our fireplace. She said if we have a cable box then this would be the best way to do it. So our cable outlet is on the wall near the floor like it usually would be, not behind the t.v on the plasma wall. At first I didn't really understand the whole thing, but when I saw the placement it made sense, I'm glad she pointed it out. I'm surprised it wasn't pointed out to everyone.

We purposely asked for them to put the cable outlet on the floor not on the wall behind the TV....especially with analogue signals going away - you can't not have a cable box anymore.

The framewalk guy was like 'are you sure' which means that they didn't really get the reason for it....but yeah, you've got to watch out for this.

I think the framewalk guy is the only one who doesn't get it. He says "are you sure?" about everything.

I said the toilet never goes right under the light. He said "are you sure?" :)

Didn't think to drill a hole into the drywall. I'm sure my boyfriend did but I didn't lol.
I think we're going to try putting the cable box and a low-profile dvd player on the mantle for now. I really don't want to get a media unit to put on one side of the fireplace. I think it would look a little odd as the other side of the fireplace won't looked balanced (I am also the same person who needs to see things visually!)
As for the conduit, I don't really see us running much through it now. The basement on is partially covered by the insulation - we had to ask them to unbury it. When we had rogers in here to install cable and internet we didn't realize we needed to have a cable outlet in the same area as the internet was going. We asked him if he can use the conduit and he said he wouldn't be able to get to the far corner of the room from the attic to drop the cable. :s Maybe in the future we'll find a use for it? It's always there and I am hoping one day it'll become handy.

Nope, only have one conduit in the living room from the plasma wall. and as far as I recall the hillcrest only comes with one standard that goes into the basement.

We have several plasma walls and we have 2 conduits in each of those rooms. They ask you exactly where you want the 2nd conduit.

Maybe the smaller houses are different? Or maybe your consultant didn't explain things to you correctly.

the only thing about this whole process that is kind of stressing me is the new prices.....I get the news updates as I am still registered, and according to that, they are selling almost all detached homes at 30-40 thousand less than what we paid for just a month ago (now starting at 214000+ WAY more $'s in included upgrades) I'm hoping they are crappy lots, but now i kind of wish i waited to buy. otherwise I'm hoping it was a typo:)

To ease your stress a bit, the 214K is a much, much smaller model. The prices of the Hilcrest have stayed consistent. I was also very worried about that as well...

How big is the island? You can never have too much counter space. I haven't seen a house with the chef's kitchen in the Northridge but I heard the island was 8 feet long!

We got the Northridge model kitchen and I think it's a huge improvement over the standard one.

I got the pendant lighting over the island, so thats how I can see the size......as far as the tiles and counters, I just didn't like anything at the design centre and settled. I just got neutral beige tiles and the butterrum laminate.....I think I can live with them for a while. I hope to change my counters post close and eventually have hardwood throughout the kitchen dining and living room.....I'm doing most of my upgrades post close as my dad is a handyman and can do everything WAY cheaper! I'm still deciding on the fireplace.....I really don't think I'll ever use it.

Hi Smatsexystylish,

if i remember correctly, you purchased your blinds from covers. If you have any pics of your installed blinds can you post them......lol

I am just trying to visualize how you handled the issue of the window cranks. Do the cranks and handle to unlock the window get in the way of the blinds.

When you measure your windows did you leave a 1/4 inch gap on the sides?

I am assuming you hung the blinds inside the window trim as opposed to hanging it onthe trim above the window.

Do you have any tips or suggestions I should be considering when i go to Covers to purchase them.

Thanks,

jason

Ohhh, Good call with the pendant lighting over the island! I'm wishing I got lighting over our breakfast bar (we centered the kitchen light over the sink and changed out the fixture but it still doesn't seem like alot of light in the kitchen at night. Thank goodness for under cabinet lighting!)

In the winter time we used the fireplace quite a bit as it warmed up the room nicely when we were watching tv. Plus it's nice on the eyes lol and it provided the plasma wall for our tv :)

Hey Jason,
Yea, we bought the 2" faux wood blinds from covers. We put them on the inside of the frame. For the most part we stopped the blinds just above the cranks so they just rest evenly on them. The ensuite window we just removed the crank and had the blinds fall all the way down - don't know why but we did. when we have them stopped just above the crank there is no visible window that you can see in or out so it works out perfectly. I'll take a photo of it and try and upload it tonight for you to see what/how it looks like.

We measured the whole thing and covers took off whatever measurement they needed to so I would suggest letting them do it.

Measure like 3 times to be sure as they don't take back cut blinds, and get the pull strings to open and close instead of a wand! Heck of alot easier to use and quicker to open and close windows :)

Your kitchen looks amazing! If that's anatolia slate beige your tile is the same as ours. I think you'll grow to love this tile ... I have. Once it's properly cleaned and sealed it is so easy to maintain ... I think I wash the floor only once a month. It camouflages all the dirt and looks cleaner for much longer than the smooth tiles. We try to vacuum it once a week. We also sealed our tiles not just the grout ... they look really good.

Did you get roll out drawers in your pantry?

Hi K.C.
You mentioned you sealed the grout and the tile ... where did you get the tile sealer from? Is the grout sealed when they are installed by Mattamy, or do we have to seal the grout when we move in?

Does your tile look shiny now that it is sealed, or is it still the same texture as before you sealed it? Is it slippery??

Ange

K.C.
10-15-2009, 03:36 PM
Ange, Mattamy does not seal any of the grout, you have to do it yourself.

We had our floor grout color sealed by Groutmasters because the upgraded grout we got from Mattamy was all screwed up and there was no other way to fix it.

Groutmasters also applied 2 coats of shiny clear sealer to our slate look alike floor tiles which are very shiny but not slippery. You do have to strip and reseal the tiles about once every year or two. It's almost impossible to do yourself so I'll be hiring Groutmasters again in two years since we have very little foot traffic at our house.

You can't seal smooth floor tiles because the sealer won't stick to them.

When we moved in the appearance of the tile was something that really bothered me because it had so much construction dirt embedded in it and you could feel the grit under your feet even when wearing socks. There's too many crevices in the tile for the dirt to get stuck in. Groutmasters has special equipment for cleaning and now that it's sealed dirt doesn't become embedded.

Forever! It took 2 professionals 2 full days to do our house and they have special cleaning machines.

I'd do the backsplash right away and do the rest of the house 1 room at a time after you're settled. Buy special grout cleaner from a tile company to clean the grout on the floor before sealing.

For years, our ceramic tile was surrounded by black grout and I HATED it!

A few months ago, I purchased a grout cleaner from Home Depot (Vexx I think - it was only about $5/bottle). I bleached the grout using this - it was a lot of work (pour on grout, let it sit for 5 minutes, then scrub with a brush - the black rises from the grout and comes clean. The cleaner is very strong and you'll have sore hands afterwards).

Then I continued cleaning my floors with my Swiffer. I intended to have the floor sealed but with 3 kids and working, I didn't get around to it fast enough and my grout turned black again quickly.

So this summer, I bleached the grout a second time and switched from my Swiffer to the H20 Mop from Walmart ($89) and now use it to clean our ceramic floors. My grout is as clean as the day we bought our home!

Just wanted to share in case you want to save the money on professional cleaning and sealing. There is some controversy as to whether sealing is a good thing to do as it may trap water in the floor if you have a leak. Mike Holmes from Holmes on Holmes does an article on it (you can google it) but other contractors think its fine... So we have to do what we think it best :)

I may end up sealing my grout in the new house but I haven't decided yet...

K.C.
10-17-2009, 12:27 PM
I'm not sure what the value is in clear sealing floor grout. If you got the standard grout and it looks ok you might just want to leave it alone. I think the Groutmasters guys said it's really only good for about 2 years whereas color sealer is good for about 8 years.

Since my floor tiles are clear sealed I try to wash them only with water if I can get away with it so the finish will last longer. I just pour water on sections of the floor, wait for it to dissolve the dirt and suck it up with a wet vac. Then I wipe the floor with slightly damp microfiber cloths ( I have a huge bucket full of them). They pick up any remaining dirt. Using the wet vac is a pain but I only have to do it once a month ... it takes me all day to clean the floors but then I'm good for another month. I know no sane person would do this but I love how my floors look doing it this way.
