I just thought, I would try something new compared to the facebook one.

Personally, I would prefer if all the lot #'s were on one page (updated regularly) so you wouldn't have to scroll through a couple pages to see who is on what lot.
That being said, I can volunteer to update the page and all you would need to do is post what lot number you are (I will put up your screen name next to it, unless specified otherwise!)

Hi Justmed,
It's weird because you are in Phase 1 and they have started the townhomes section. Have they started on your actual townhome? I didn't get to go close and check out what townhomes they were working on as the workers were present on Sat.

Did you remove the clause in your Purchase Agreement that if they are finished early, you may be asked to move in sooner?

no, we didnt remove that clause.

We weren't in a need to have that removed.

We got married in May and right now are renting so we can leave whenever we want... sooner the better:D

Yeah, we have a full basement with framed in laundry room etc. Im pretty sure they have at least poured all the foundations in the TH area. Some still need the garages to be laid but the foundations are there and the windows in place along with fully weatherproofed.

At least in our blocks through to the visitor parking area

Wow that is quite some time to be waiting, but it will come soon enough! I've got a little over 4 months to go and when we purchased it was over a year wait! Time flies!!
I wish I could help you out with the pricing but I have the 34 price book only. I'm sure one of the many townhome purchasers on here would be willing provide some pricing!

yeah, my friend saw our house and stuff and drove out with his wife to look, next thing they knew they were signing the papers. They are in the second phase of townhomes, looking at the site map to the top of it. Bike path away, lol.

MIL is in the same phase of townhouses as us

That is awesome to hear!

I couldn't imagine my in-laws moving up there - and don't think they didn't consider it either! I almost cried when they were looking into our development for themselves! Thankfully there isn't any bungalows in the house plans or they would've signed the papers immediately LOL I don't even think I would be able to stand my parents in the same city! Trying to move away from them - not closer :p

Welcome hespeler boy! Im sure someone else bought the same model as you so maybe they can share the info with you in regards to pricing etc!
Otherwise you will have to wait a long time for your orientation when then they will give you a nice little binder personalized with your name lot # and all options available for your model and the costs involved! I remember how excited we all were to get our binders till we saw the costs involved! :) All the best and although its a long way away start preparing and saving money till you get the call then the whole experience will be so real!

I love the Grand Valley Corner its one of the better homes out there, when we bought our home there where no corners left and we didnt want to wait for the next phase. The Thompson is perfect for us and I really like the idea of the Jack & Jill for the kids.

The experience was great! The people at the sales office were so friendly - and we got the lot we wanted so it worked out perfectly. We don't close until January 13, 2010 which seems like forever away!!

We also went to the site and saw some houses that are almost done... they look amazing!

The experience was great! The people at the sales office were so friendly - and we got the lot we wanted so it worked out perfectly. We don't close until January 13, 2010 which seems like forever away!!

We also went to the site and saw some houses that are almost done... they look amazing!

There has already been a form created from the Hawthorne Village development. It looks like they based it on the form that Tarion has on their website. I have altered the one that was created for the walkthrough, to be customized for our home and upgrades. Maybe you can do the same for the PDI one.

We had no major issues with our framewalkat all! It was quick, but we asked to stick around afterwards and we then went through with a fine-toothed comb and told him we'd pop by the sales office after we're done. We're very happy with the progress/building of our home!

Cool Karen! I am sooo excited we got the call today well actually it was some guy named Tom on my answering machine that left a message for us telling us that they are ready for our framewalk! I just got the message when i got home and left him my cell # to call me to set one up! I will be calling him tomorrow morning as i surely don't wanna miss the framewalk to address any issues or questions we have!:)

I hope to get it asap so they can get right on the insulating and drywall!

Sorry to bother you, but I was curious if you've gotten a chance to post your PDI checklist and notes.
We'll be doing ours next week and anything I can get my hands on to help us out is greatly appreciated!

Our lawyer told us they may try and rush us during the PDI... Did you feel rushed? We're you (Or did you ask/want) allowed to stay around after just to go over some things/take photos?

I know during the framewalk, we were allowed to hang around afterwards, so I was curious if you did also.

Lastly, and this is a SUPER random question lol - Did the people doing the PDI with you take off their shoes if/when they approached carpeted areas? (If you have any) or hardwood. Haha I'm just really curious, as I know I would want to remove my shoes and I was curious if they do also :D

Both Todd and Andy took of their shoes right at the front door.

I attached the check sheet, its customized to my house so you'll have to do some editing to make it work for you. I found it fairly useful, though if I was doing it again I would have shortened it a bit.

We didn't stay around after or take any pictures, but I think it would have been ok.

In terms of being rushed, they did try a little, yes. They also tried to trivialize some problems. On the other hand they had someone in the house fixing things right as we brought them up so a lot of the touch-ups were done before we left.

I should note that I do something very similar to these guys for a living: I install equipment and have someone generate punchlists, so I know what its like in their shoes and I know their angles.

Here is what I would recommend:

- Be thorough and take your time checking things, don't let them hurry you up BUT realize that you don't have to find all of the problems now. For example after I checked one GFCI I didn't bother checking any others because that's something you can put on your 30 day and they will have to fix it.
- Don't compromise on items that are important to you BUT don't be overly picky to the point where you are listing hundreds of items. We had them patch up bigger holes in walls but I let some smaller ones go. You'll scuff up your walls when you are moving in anyway so touch ups will be in order.
- Don't argue too much about things as you find them, you don't want to piss the guys off right off the bat BUT do note every problem you find and then at the end when the actual PDI form is being filled out makes sure all your items get put on it.

Do you mind providing an example of something they tried to brush off? I just don't know what classifies as a "big" or "small" issue. For example, if our baseboard is scuffed, do we bring it up or do we leave it alone?
If we miss things on the PDI and claim them afterwards can't they say that we did that (Even if we didn't) - Example small dent in a wall or scuffing? Will they fix it anyway?
I don't want to be super picky or anything but I also don't want to get screwed :(

We pointed out the big scuffs and dents in walls and they fixed them before the PDI was done. If there was a scuff in a closet or something like that I usually didn't bother with it. Now, the way they handle this is they have green masking tape and just use that to mark any problems for the guy going in behind you who is fixing all the stuff.

Another thing that I based my decisions on is if its something I can fix myself or not. If its a minor problem that I know I can easily fix, I was less likely to have it noted, I would rather have them take care of the bigger things that I can't do. That way there is less for them to screw up, they don't have to go into the home as often and they can concentrate on the bigger items.

As examples of things that we didn't bother trying to get them to fix:
- some cleanup here and there
- some wall/ceiling marks that are small or out of the way where people won't generally see them
- some minor issues with kitchen cabinet doors that aren't easily visible

One thing you have to consider is: will the repair look better or worse than the original 'problem' condition.

While Im fully capable of doing so, I didnt pay to do touch ups of scuffs etc. I paid for a brand new house.

Thats just us though, I'll be pointing out what I see or whomever Ihave come with me sees.

Just remember that Tarion sets out guidelines of what does and doesn't need to be fixed, what is and isn't acceptable. I'm sure that the Mattamy guys know the standards, I would recommend that you familiarize yourself with them so that you know what you can get them to fix and what they can reject. Though if in doubt you can always get it added to the PDI and Tarion will send someone out to make a judgment.

I have left this one very generic so that most people should be able to make slight changes and make it applicable to there place. I will also post it in the PDI thread. So Greg....

I'm curious as to how they handled some of the "known issues" on your PDI. I know that you mentioned that they had followed behind you, fixing SOME of the errors, but there are others there that seemed a bit more major. If you don't mind, could you give us a result (timeline) on some of the following issues that you had noted:

Powder Room -
"Light bar not centred on mirror and sink"
"Sink pipes going into wall through large, uncovered holes"

Living Room -
"One HVAC vent is missing"

Kitchen-
"Bar countertop is narrower than in model and drawings"
"No water or drain line for dishwasher"
"Corner cabinet light is on seperate switch"

Laundry Room-
"Dryer vent not installed & sealed around vapour barrier" - I have very serious concerns on how they seal the vapour barrier in the homes. There seem to be a lot of drafts around receptical boxes and vents.

Master Bedroom-
"No quiet wall insulation on side bedroom wall"

Basement-
"Insulation under stairs against garage wall is missing" - I've noticed the same thing in mine and was told that it would be finished before they drywalled (I got the Next Step), but they didn't do it. Now I'm told that it's too late and that they have insulated to the appropriate depth, according to "best practice"...BS.

Basement - Main Area-

Pretty much all of it, but most specifically...

"No block to carry load from banquette to foundation"
"Slab cut for steel column and not filled in"

Garage-

"Walls don't go through anchor bolts in foundation"
"Main structure beam not fully supported on either side"

I'm really curious what they said to these, as they're not exactly things that can be fixed after the fact.

Foundation & Exterior Finish

"Numerous drill holes in brick beside electrical conduit"
"Foundation wrap is below grade"
"No parging on foundation" - I've noticed this on a lot of houses and wonder if they're going to do them in the spring.

I know that it's a lengthy list, but these are issues that raise more concern. I've noticed a few of them with my place and if it's something that I should point out right away, then I will. If it can wait until the PDI because they'll still take care of it then, then I will leave it for now.

EDIT: I'M ALSO GOING TO POST THIS IN THE PDI THREAD AND IT SHOULD PROBABLY BE ANSWERED THERE...SORRY I THOUGHT ABOUT IT AFTER POSTING.

Yeah we are really exited, but closing date is approaching and as soon as we see how our house rising we began to be more pragmatic due to so many things to do and to control.
We are almost the first movers to the Fletcher circle. Lots 1-4 will close on the first week and we will close next week of May. So we will observe how your Preston will be rised during the summer. :)

There's a spa on the street across from the pond behind our houses on Baldwin. I think the street is called Queen. The spa looks high end ... I went inside ... can't remember the name. There probably is some sort of hair cutting place on that street and it's within walking distance.

Everything looks bad from the outside, go in to see if you might be surprised.

There is also an ice cream store that makes the best milk shakes. A dessert and coffee shop is supposed to open soon.

I think I know what Spa your talking about K.C. It's on Queen St. I haven't gone into any spas in the area yet. I am hoping to find a couple good ones like I did in Brampton/Mississauga.

Are you talking about that dessert place on the corner of Guelph Ave & Queen St? Forgot the name of it but the window says Fine Desserts and Coffee? Mmmm I just said on Friday that I wanted to try out that place haha.

There's a spa at Langdon Hall in Blair. It's super expensive but I think they do their treatments in the basement. What a dumb idea. They have beautiful surroundings and stick you in the basement.

Langdon Hall has something called afternoon tea. I've always wanted to try it even though I don't drink tea. :D

We've had lunch in the bar and dinner in their restaurant. They're both awesome.

I just thought, I would try something new compared to the facebook one.

Personally, I would prefer if all the lot #'s were on one page (updated regularly) so you wouldn't have to scroll through a couple pages to see who is on what lot.

Camped with Karman and Robert for 2 nights and all 3 of us ended up with the Lots we wished for. It was worth the wait and a great way to meet my new neighbors.

Pauline and I are moving in from Listowel. I am originally from Kitchener and cannot wait to meet some new acquaintances and hopefully friends. I really hope to meet up with some golfers.

See you next year if all goes to plan.

There was for the original Phase 2 releases of 34', 43' and 50' lots.... We waited outside for 4 hours or so the day we purchased.

Just us 3 for 2 nights. Many others came and left looking for lot 46. I think lot 48, beside ours, is open. Talking with the sales consultants, 17 lots sold over the w/end, but that may be throughout the entire community, as they only signed up 7 lots the morning they opened.

Very capable 35 year old goaltender.

Hung my skates up a few years back (was never very good anyways). :o

If you're a goalie...capable or not I am sure you'll have no trouble finding a game or 12. Some nights we ended up turning the nets around or hanging a jersey in the net or you had to hit the post etc etc etc....Goalies are a hot commodity.

Buddy of mine used to play for extra cash as a rental goalie in Brampton...would play 5 or 6 games over the weekend!

Along with golf and hockey, I used to love Mountain Biking and Fishing (until I moved to flat and arid Listowel) and also love BBQ'ing with a beer on hand during w/ends.

Hi there,

I had a hard time shrinking my scans of the the Lexington Floor Plans. Hope they are okay. It is a 50 foot plan that was released new in January. It is 2997 square feet. We like it because of the main floor laundry and spacious bedrooms.

thanks, we're excited but a little nervous (closing surprises, moisture in our basement insullation). But when you see the Sleemens transport truck you know we are moving in. HA HA Is there a lot of kids? We have a 9 year old son and he's affraid there won't be any friends

Hi Karen, you're going to love the neighborhood. There are alot of kids here. We're lot 33 Phase 2 on Baldwin, very close to you. The park is awesome. You should come to the Family Fun Day at the end of June so your son can meet new friends right before you move in.

With the sidewalk being so close you get to meet all the kids that go by and some of them are super friendly. There's a little boy that rides by our house every day and tries to start up a conversation with every person he meets including the adults. One day he gave a lecture to our basement contractor who was having a smoke outside about the dangers of smoking cigarettes. It was so cute ... the little boy looks like he's about 6 years old.

Hi everyone,

My husband and I bought our home in April 2008, so we've been waiting for a year and a half now. We purchased a Riverside (Elevation C), Phase 5, Lot 26 on Fletcher Circle which will be closing on January 2010. Three more months, and we can't wait!!!!! Can you add us to the list?

Also, I'm wondering if anyone hired a home inspector for their Framewalk (would Mattamy be okay with this). If so, is there a home inspector you'd recommend? I think a home inspector would be ideal at this stage, because they get to see all of the plumbing and electrical etc. before the walls go up. Let me know your thoughts on this. :confused:

We didn't bring a home inspector to the frame walk. It's a very quick appointment anyway and we had been keeping tabs on our house regularly and were able to spot some electrical mistakes and they had placed the toilet in the wrong place in our powder room. These were all fixed after we brought it to their attention.

They totally screwed up our basement bathroom but we spotted the mistakes as soon as they happened and I did have to go to war with them a little bit but they did fix everything in the end after the senior builder got involved.

The way Mattamy is treating home inspectors right now even during the PDI I think they would get their backs up if you tried to bring one to the frame walk. I don't think it's necessary as long as you are on top of things.

My husband and I were here almost every week during the construction of our house and structurally the house is solid. Even our home inspector mentioned this when he did our PDI and 30 day inspections. They did have to excavate to fix part of our foundation after we closed but they did this without hesitation.

Some areas that I would suggest you pay extra attention to is where they put your phone lines, CAT5's and conduits (if you bought plasma walls). Alot of people noticed in their homes that some of them were backwards because the consultants weren't properly trained on how to do the drawings for flipped houses.

Thanks for your quick response to my question. I understand that Mattamy may be on the defensive if we brought a home inspector in, but we wouldn't be doing it to make them defensive or angry, rather peace of mind for us. I really don't want to step on any toes, but Mattamy also has to realize that we will be spending over $400 000 on a home, we would like things to run smoothly for both us as the buyer and them as the builder. Wouldn't it make sense to find and fix a potential problem sooner than later?

We probably won't get a home inspector for the Framewalk (not sure yet), but we'll definately make sure we have one for our PDI. Do you have any recommendations for Home Inspectors??

Maybe you could work something out with the construction office about bringing an inspector to the frame walk. The guy in charge of our frame walk didn't seem to know the first thing about construction. When I pointed out the toilet was in the wrong place he said they put all their toilets in that location. I went :eek: Mattamy was smart enough to have a real construction guy standing by watching us so he could get issues we brought up fixed.

I've been using Andy Shaw from Halton Home Inspections but I'm not sure if he does frame walks. There's also that woman that used to work for Mattamy who is now offering her services as a home inspector but nobody at Mattamy seems to like her.

Every inspector is different. Andy has some quirks but I think he's an excellent inspector and knows how to do his job without pissing anybody off. We used him for the PDI and 30 day. We will also be using him for our 1 year. He's extremely thorough and if you just leave him alone to do the job he does excellent work and doesn't build up your hopes too high.

Although Mattamy took a long time to complete the items on our PDI and 30 day lists, in the end the job they did was even more thorough than we and Andy expected. For example a basement window wasn't square and we expected them to just fix it up a little bit but they completely replaced it. Also the paint job left alot to be desired and they repainted the whole house ... walls, trim, doors, baseboards. In the end I'm extremely happy with how our house turned out. It was one bumpy ride though ...

One thing about Andy, you have to book him at least a month in advance. He's in great demand and his rates are very reasonable in my opinion.
