For a townhouse I would plan for around 7000 to 8000 including lawyers fees! The land transfer tax will be a few thousand easy! Then the water,hydro,tree,driveway will take some more! The lawyers fees will be included in this!
Im planning for like 10,000 when I close my house in April! Just a rough estimate but it should be close as I dont think Mattamy charges for grading fees as other builders do! Not sure but I think I read that somewhere!

You will have to pay like 500 to register your home with Tarion as well! If I didnt pack my documents i would give you more detail! But hope this helps!

Land transfer tax: .5% up to 55000$ =275$
1% from 55000-250000$ =1950$
1.5% for 250000$+ = you determine

add them up and this ius your land transfer tax, if this is your first house and mortgage than you get 2000$ credit from the lawyer

City Levy Mattamy caps at 1000$

Driveway, tree, services, utility hookup capped by Mattamy 1932$

Lawyer fees and mortgage setup 1100$

Tarion Warranty 458-672$ depending on cost of house

PST on CMHC fees if you mortgage more than 80%

The city levy is a maybe but I think Mattamy got dinged by the city for another 500000$ for the sewers so expect them to charge you the 1000$

There is a fax / email in the contract packages that broke down the closing costs... Im fairly sure that being in a townhouse we aren't responsible for the trees.

I have to go through it, but I think it was driveway, hydro and water and I think was under 800.00

stupid question but my wife has me confused and I thought I knew the answer... but who are these costs payable to?

k, curiosity got me and I dug it out...

Water Meter = 10.50

Hydro Energization - 472.50

Driveway Paving - 315.00

Fencing, Survey, Tree Planting = NC

I am going to double check my information. I am wondering if phase 6 closing dates will be moved forward.............................
